Permit #SLP13285Come and enjoy our original Balboa downstairs beach cottage that is still full of old time flavor, but has been wonderfully appointed to enhance its seaside surroundings, as well as provide comfort and modern amenities for our guests. With charming wood paneling, bead board, and molding throughout, guests are initially greeted by the quaint front porch entry, and welcoming living/dining areas, just inside. Due to the original 1910 construction, the characteristics of this property are charming, but still small by modern standards: the floors are slanted and the walls are thin. This property has been priced accordingly for the budget-minded traveler. Here's what you will find:

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

Shared free facilities are located under the rear patio's stairwell; guests must provide their own supplies
PARKING:
- There is no designated parking onsite at the cottage.
- General neighborhood street parking can be utilized: free street parking (challenging to find); metered parking; kiosk pay parking lots.
- NOTE: All paid parking throughout the city is free between the hours of 6 p.m. and 8 a.m. daily
LOCATION:
- Unit is within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area. It also conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.
- Depending on weather conditions, there are times when this property is within the general sound range of the flight path of departures from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
