RESERVATIONS

  • WHAT TIME IS CHECK-IN AND CHECK-OUT?

    Check-in is at 3:00P.M. on your arrival day. Check-out is at 10:00 A.M. on your scheduled departure date.

    During the winter season, we can occasionally allow greater flexibility with arrival and departure times. Contact us with your request at least 48 hours prior to your arrival to see if arrangements are possible.

  • MAY I REQUEST AN EARLY CHECK-IN OR A LATE CHECK-OUT?

    Yes – during the off-season only. Contact us with your request at least 48 hours prior to your arrival to see if arrangements are possible.

  • WHAT IF I WILL ARRIVE LATE OR MUST LEAVE BEFORE YOUR OFFICE IS OPEN?

    No problem! Notify us in advance if you will be a late arrival and we’ll send you special instructions via email and text.

    For early departures before our office hours, simply use the mail slot drop box on our office door to return any keys or garage remotes.

  • WHAT IS YOUR BOOKING PROCESS?

    If the property you wish to book is available on our website, you can book online. If you have special requests or would like our advice on the best property for your vacation, give us a call! We’re happy to make personalized suggestions: 949-673-2627.

  • WHAT IS YOUR CANCELLATION POLICY?

    If Guest cancels sixty (60) days or more prior to the scheduled Arrival Date, Manager will refund the Reservation Deposit, less 5.00% of the amount being refunded. If Guest cancels less than sixty (60) days prior to the Arrival Date, and has only paid the initial Reservation Deposit (one-half of the Invoice Total), the Reservation Deposit is non-refundable. If Guest cancels less than 60 days prior to the Arrival Date, with a paid-in-full Reservation, the Room Rate is non-refundable. Manager will only refund any remaining monies of the Reservation Deposit to Guest, less the Room Rate. No refunds will be given once Guest has been given entry instructions to the Property by Manager. All Guest cancellations must be sent by Guest to Manager in writing (email).

BOOKING A RENTAL

  • HOW DO YOU SET YOUR RENTAL RATE?

    The base rent amounts for each Rental Unit are set by Beachview Realty in tandem with the Property Owner, based on comps, trends, seasonality, and other factors. Rates are listed on the rental unit’s listing page.

  • HOW LONG DO YOU BOOK SUMMER RENTALS?

    Most summer season rentals require a 7-night minimum booking from either Friday to Friday or Saturday to Saturday only (depending on the specific Unit). Some selected units are offered at a 3-night minimum during the summer months. The prime season of July and August is the most in demand. For best selection please reserve early.

  • HOW SOON CAN I BOOK OUR NEXT RESERVATION?

    We begin accepting reservations one year prior to the booking dates on a first come, first served basis when 50% the total amount is received to confirm the booking. We’re sorry, but we cannot save or hold reservations without payment of 50% the total amount.

  • IS THERE A MINIMUM BOOKING LENGTH FOR WINTER RENTALS?

    In the winter (off-season) you will find discounted Rental Rates with fewer crowds, beautiful sunsets and mild winter weather. Winter (off-season) rentals allow more flexible reservation dates. Generally, a minimum of a 3-night reservation is required. However, there are many 2-night “get-a-way” reservations available – contact us for more information. Bookings over 30 consecutive nights do not require the City’s 10% tax. Rental Rates may vary during holiday seasons.

RENTAL FEES

  • WHAT IS THE BED TAX?

    Newport Beach’s Universal Transient Occupancy Tax (UTOT) of 10% is required for all vacation or short-term rentals of less than thirty (30) consecutive days. This tax is calculated from the Base Rent Amount and added to the Total Rental Fees.

  • WHAT IS THE CLEANING FEE?

    All rental units are contracted with professional cleaning services to clean rental units upon the departure and prior to the arrival of all Registered Guests.

  • WHAT IS THE LINEN FEE?

    To ensure the quantity, quality and usage of appropriate linens, all rental units are contracted with professional linen services. Linen Service Fees provide for a designated supply of bed/bath/kitchen/beach linens, for the Maximum Occupancy of each rental unit and are installed ready to use on each bed prior to guest arrival. Additional linens and/or change-out of linens within the occupancy period can be arranged by request for an additional cost. The standard linen service for each rental unit consists of the following:

    • Bed Set: each bed in the rental unit receives a fitted sheet, a flat sheet, bed pillows with pillow cases, and one (1) blanket
    • Bath Towel Set: each rental unit occupant receives one (1) bath towel, one (1) washcloth, and one (1) beach towel
    • Kitchen Set: each rental unit receives four (4) dish towels, one (1) sponge
    • Bathroom Set: each bathroom in the rental unit receives two (2) hand towels, one (1) floor mat/rug
  • IS THERE A SECURITY DEPOSIT?

    All rentals require a non-refundable Accidental Damage Waiver fee for a minimal cost that provides up to $1500 in coverage for any guest accidental damage to the property.

    Some rental units require an additional refundable Security Deposit to cover the costs for any damages, replacements, extra deep-cleaning or excessive wear and tear to the rental unit or its contents. Security Deposits will be refunded, all or in part, within thirty (30) days after the Registered Guest’s rental occupancy time period.

    Certified service animals are always welcome. Please notify us in advance so we can provide all the necessary information.

  • DO YOUR PROPERTIES HAVE AIR CONDITIONING?

    A few select properties have air conditioning. Make sure to read the details of the property you’re interested in to make sure. Or call us and we’ll help find one for you: 949-673-2627. We have a collection of air-conditioned rentals to help.

  • IS THERE WIFI IN THE PROPERTY?

    All of our properties provide password protected WIFI service. No one can live without it!

  • DO CHILDREN COUNT TOWARDS THE MAXIMUM NUMBER OF OVERNIGHT GUESTS? CAN CHILDREN SLEEP ON THE FLOOR ON BLOW UP MATTRESSES & SLEEPING BAGS?

    Children older than 2 years are counted in the maximum occupancy; however, we ask that you include the full count of all occupants, no matter their age. Our listings describe the detailed sleeping arrangements provided in each unit, including those best suited for children so you can plan accordingly.

  • CAN I HAVE A WEDDING/EVENT AT THE PROPERTY?

    Our properties cannot operate as event venues. While overnight guests are welcome to host a limited number of day visitors during their stay, our properties are licensed for residential purposes only. Events such as weddings, bachelor parties, bridal showers, etc. are not allowed. Our staff is happy to offer recommendations for the many venue options in our area.

    Some items you may want to bring are:

    • food, drinks, spices, condiments
    • aluminum foil, plastic wrap, ziplock bags
    • paper goods: toilet paper, paper towels, napkins, plates, cups, coffee
    • filters
    • personal grooming, toiletries, sunscreen
    • sometimes leftover supplies will be found, but they are not guaranteed
