Due to the original 1910 construction, the characteristics of this property are charming, but still small by modern standards: the floors are slanted and the walls are thin. This property has been priced accordingly for the budget-minded traveler.
DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average."

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
BATHROOM:
- Step-in shower
- Accessed only through the bunk bedroom - plan accordingly!
LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.
OUTDOOR LIVING:
- Beachfront patio - shared with the other unit, however, each unit has their own designated spaces, including their own picnic table and BBQ grill areas. A planter w/ screens discreetly divides the two areas.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Shared facilities are located in the rear patio shed. Guests must provide their own supplies.
PARKING:
- There is no parking on-site at the unit, however, there is a reserved parking space next to the former Balboa Arcade, just three short blocks from the unit.
- The parking space accommodates sedans and SUVs, but long trucks may not fit.
- General neighborhood street parking can also be utilized, both meter and non-meter, along with the many City kiosk pay-to-park lots in the surrounding area.

LOCATION:
- Unit is within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area.
- Depending on weather conditions, there are times when this property is within the general sound range of the flight path of departures from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m.

The adjacent 2 bedroom/1 bath unit can also be rented simultaneously, when available. Have even more in your family? RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information!
PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
