Our welcoming rear upstairs bay view unit is indeed the perfect place for a single, couple, or small family to experience Balboa Island in Newport Beach firsthand. Even though the furnishings are updated, this year-round vacation home still retains its original beach cottage charm. Guests are greeted by a friendly and practical Dutch door to catch the gentle breezes off the bay, and they will love the crisp white bead board and planking that enhance the bayside ambiance of this one-bedroom home. Enjoy the following amenities:
LIVING/DINING AREA:

KITCHEN:
- Fully stocked w/ cookware, dinnerware, utensils and appliances for meal preparation (but no dishwasher)
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

EXTRA SLEEPING ARRANGEMENTS:
- Fold out sofa in the living area opens to a full size bed (best for 2 small children or 1 adult)
- A trifold twin floor mat (best suited for children) or twin rollaway bed can be rented to provide additional sleeping arrangements, when needed, within the unit's maximum occupancy. Please contact our office in advance to allow for delivery on your arrival date

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

No designated parking. General neighborhood street parking in area (metered and unmetered).

A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
