Our rear upper studio, which includes a bonus loft, has been lovingly restored and tastefully furnished to accommodate private coastal getaways for singles, couples or small families, looking for nearby beach or bay access at bargain prices. The ground floor entrance on the side of the property leads to the upper main level of the studio. Here's what you'll find:

IMPORTANT: The loft bedroom is accessed by a steep ladder, and is strictly off-limits to young children due to extreme caution that must be exercised at all times with the exposed opening at the top. Parents must use their discretion when considering this accommodation.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

PARKING: There is no designated parking, however there is unmetered, metered and pay-kiosk parking throughout the general neighborhood. All paid parking in the city of Newport Beach is free after 6 p.m. until 8 a.m. Be sure to read all street signs!

LAUNDRY: There are no laundry facilities on-site, but there is a convenient laundromat in the area.

ALSO: The front main house (3 bedrooms/2 baths) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

LOCATION:
An easy ½ block walk one direction leads to the beautiful Pacific Ocean; ½ block the other direction leads to the equally lovely Newport Harbor. Both destinations provide multiple options for great water recreation & excursions, for which Newport Beach is renowned. 

Several commercial establishments are just across the street, including Fry’s Market: a local convenience store; the local 15th Street Surf Shop; and the Stuft Surfer: a family-owned breakfast & fast food casual eatery with picnic tables right on the oceanfront sand….it’s a local AND tourist favorite! A real treat at Christmas time is the Newport Harbor Boat Parade of Lights, which passes right by 15th Street’s very own public dock: a front row seat to the best show in town is just a few yards away from the studio loft; a spectacular fireworks show is given on the first and last nights of the boat parade off either of the two landmark piers on the oceanfront – it’s an occasion to remember! 

Fabulous restaurants are abundant throughout the Newport/Balboa Peninsula, with many of them an easy walk or bike ride away. But guests can also enjoy the amenities of the studio loft’s kitchen and outdoor deck dining and barbecue areas with home cooked meals….either way, you won’t go hungry in Newport Beach!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests (includes free delivery and pick-up): bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, and much more! NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
