While this rear unit does not command a view of the bay, guests only need to use the property's side walkway along the front main house to encounter the beautiful bay beach: a family favorite for swimming, kayaking, stand-up paddling and relaxation away from the beach crowds and occasional windy days! Great views of graceful sailboats, local paddlers, luxury yachts, and the local mountains in the distance are absolutely captivating! Take your morning coffee, afternoon picnic, or sunset appetizers a few steps across Bay Ave. to enjoy one of the best-kept secrets in Newport Beach!

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
 

PARKING:
There is no designated parking for this unit, but available general neighborhood street parking can be utilized (metered and unmetered).

LAUNDRY:
Shared laundry facilities located in garage utility room. Guests must provide their own supplies.

Newport Beach is the premier vacation destination in Southern California, boasting one of the best recreational harbor and beaches the world has to offer.  With easy access to the famous oceanfront boardwalk, and nestled exactly one mile between the Newport and Balboa Pier areas,  this location is ideal for walking and biking to all your desired destinations without ever having to get in your car! Multiple eateries, shopping, groceries, and many other conveniences, including the brand new Marina Park 7 blocks away, are delightful additions to the long list of things to do and places to see.

The front 3 bedroom/2 bath bayfront main house can also be booked simultaneously, when available, to accommodate larger family groups. See separate listing or contact our office for more details.

NOTE:
The street-view photos of this rear upstairs unit show the front main house, which is not included in this rear unit's accommodations; the photo is intended to provide the context of its location and for property identification purposes for arriving guests. It is also the location for the side walkway used to access the rear unit's entry stairs and door. There is no bay view from the rear unit. Guests must use side walkway to the front of the property to view or access the bay and bay beach.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests,wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Affordable and close the everything

If you want to be by the water without paying enormous prices, this is the place to stay! Water behind you and the ocean just a few blocks away.😄 Close enough to hear the waves at night. Everybody was very kind and helpful at the Realty office. 😉 Thank you.

I had a wonderful time

My family and I had a wonderful time staying 9 days on the Bay side with a gorgeous view of the harbor. Our only issue was a burned out lightbulb that we couldn't reach, which was replaced within hours of our notification. This was our first rental with Beachview but certainly not our last.

Great location

My wife and I booked a condo on the Newport Beach peninsula, on the bay side, on short notice. It was right across Bay Avenue from a beautiful sandy beach, and a short walk across the peninsula to the ocean. Great location and the unit in which we stayed was wonderful. Beautifully furnished, comfortable bed, nice kitchen, everything we needed to have a great mini-vacation. The staff at Beachview Realty were very helpful. At the end of our stay, they helped us select a great hike in the back bay.
