- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

- Queen bed; ceiling fan

HALLWAY BATHROOM:
- Step-in shower

MUD ROOM:
 - Side entry door to rear patio
 - Counters and storage cabinets (most are owner use only)

EXTRA SLEEPING ACCOMMODATIONS: To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

CONJOINED PRIMARY/HALLWAY BATHROOM: 
 - Tub/shower combo
 - Two separate toilets
 - Two separate sink/vanity areas
 - Closet/dressing area
 - Entrance doors from both the hallway and Master Bedroom.
 - Privacy door to close off conjoined areas

LINENS:
Bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
 - Ground level front garden patio w/ chair seating to enjoy bay view
 - Back patio (shared with unit B) with small outdoor table w/ seating; gas BBQ

ALSO INCLUDED:
 - Wifi
 - tower fans; heating
 - 4 low-profile beach chairs
 - hair dryer; iron/ironing board
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

PARKING:
One space in garage; accessed from rear alley. Access door into house. General neighborhood street parking when available.

LAUNDRY:
Shared laundry facilities located in garage utility room. Guests must provide their own supplies.

ALSO:
The separate, rear upstairs 1 bedroom/1 bath unit can also be booked simultaneously, when available, to provide additional accommodations. See separate listing or contact our office.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information!

PETS:
Pets considered with approval in writing. 

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Everything we hoped for

We held a family reunion in Newport Beach. It holds a great deal of wonderful family memories. It was everything and more than I hoped for.

Comfy and eclectic!

We just left, 929 W. Bay Ave, the most eccentric beach house we've ever stayed in! From a copy of the Iliad on the living room drum table to a poster of bare breasted women in our grandsons bathroom and with every imaginable tchotski in between, it was quite the place! That being said, our 3 generation family of 6 adults settled into this beautifully located, well equipped place in minutes. Everything was where it was supposed to be and each of us found a cozy corner to relax in, loving the spaciousness and the inviting furniture. All of the beds were super comfy and the neighborhood was peaceful and quiet at night! We will be back! Happy New Year!

An amazing place to stay right on the bay and a quick walk to the ocean. Our family had an excellent week - plenty of room and very comfortable!
