Our property is conveniently located just steps from the best beach in Newport, with restaurants, parks, coffee shop, mini mart and more, all within easy walking distance. Enjoy the clean ocean air and avoid the crowds; roam the beach or retire to your private secluded yard for a family cookout. Here's what you'll find:

LIVING/DINING AREA:
- Leather sectional sofa
- Upholstered side chair
- Yamaha upright piano
- Cable TV
- Gas log fireplace
- Sliding glass door out to the private rear patio
- Open floor plan with dining area and kitchen
- Dining table w/ seating for 10

KITCHEN:
- Breakfast bar w/ barstool seating for 2
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Primary Bedroom (#1): King bed; TV; en suite bathroom; entry/exit door to attached garage
- Bedroom #2: 1 Queen bed
- Bedroom #3: 1 Full bed; 1 Twin trundle bed

EXTRA SLEEPING ARRANGEMENTS: 
To fulfill the maximum occupancy, 1 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

BATHROOMS:
- En Suite Bath: Large step-in shower
- Hallway Bath: Tub/shower combo

LINENS: 
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

 - hard line gas bbq grill
 - outdoor shower

ALSO INCLUDED:
 - Wifi
 - heating; tower fans
 - 4 low-profile beach chairs
 - hair dryer; iron/ironing board
 - hardwood flooring throughout
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries/shampoo/conditioner)

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

LAUNDRY:
Shared laundry facilities located in attached garage. Bring your own laundry supplies.

PARKING:
2 small designated spaces:
- 1 space in shared double car garage (mid-size only)
- 1 space in front of garage on driveway (compact only)
- Garage dimensions: 6'7" height clearance w/18' depth  
- General free street parking in the area can also be utilized.

LOCATION:
Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping with fishing, boating and bike rental also within walking distance. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away!

ALSO:
The upstairs 2 bedroom/1.5 bath accommodation (Unit B) can also be rented simultaneously, when available, to accommodate extra family or business guests on the whole property. See separate listing or contact our office for more details.

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great beach house

Nice location, parking is a little hard sometimes but that's typical of the area. Well furnished with nice patio area. Would stay here again.

family had a great time

let me start off by saying the house is amazing, exactly as it's described. The location is perfect, for the next guess I would say just make sure you have a reasonable size vehicle compact would be great to fit inside the garage if it’s a little bit bigger than I think you might just struggle a little. if you didn’t pack anything from your kitchen don’t worry you have conveniently like less than a five minute drive down to the grocery store which is amazing you also have a donut shop,taco shop Italian place like basically the location is super awesome everything is convenient for walking or driving distance,you have the best of both worlds honestly.

Block from the beach

The location is perfect! The beach is only about a block away. The garage is tight so unless your vehicle is compact you have to find street side parking but there was plenty available when we went. There were plenty of towels provided and the kitchen was well stocked with dishes and cookware. There are only TVs in the living room and master bedroom.

Great set-up

The location is nice, within walking distance for a lot of Newport's locations. Quiet neighborhood and close to the beach.

A wonderful stay

The backyard was great with lots of space. Overall, it really was a wonderful stay & the property management company was very easy to work with & professional. Met the owner living upstairs & she was lovely.
