Because the upstairs unit is not connected internally to the downstairs unit, parental supervision of children and any guests under 25 is mandatory at all times in both upper and lower units - especially overnight. Neither unit is permitted to operate as a "kids' room" and must have overnight parental supervision.

Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping with fishing, boating and bike rental also within walking distance. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Best Stay!
This property is EVERYTHING! So spacious, clean and close to the beach. We took the bikes out each day and hung-out on the patio and balconies. The neighborhood is great- lots of fun just people watching. Highly recommend!

Ideal week at the beach!
It was our first stay on the California coast, and it was exactly what we were hoping for. Three families of four, with various age children, and we all get to relax and enjoy the area. The house is a short walk to the beach, and an even shorter walk to the bike path. We went to the beach or rode bikes every day. Fun to go to the pier and do some shopping. Mostly just relaxed, which is what the house is designed for. Kitchen had everything we needed to cook meals. We would all definitely go back.

Everything we needed for a memorable family trip
We planned a family trip with relatives coming in from Chicago, Denver, St. Louis and LA. We booked both units and the space had *everything* we needed. From the boogie boards, bikes, beach chairs, umbrellas, extra beach towels, grill, blender, washer and dryer units, board games - we took advantage of it all. Both the upstairs and downstairs kitchens open up to more space and seating right outside, which allowed us to comfortably eat meals together. With the beach being one block away, we felt like we were on the beach. Each night we walked over and watched the sunset over the ocean. We traveled with my elderly grandparents, and they were able to get around with ease and comfort. We also had my 2 toddler nieces, and they had plenty of space to play. We had such a great time and made so many memories. We’re already missing it and can’t wait to go back!

Girls Weekend
We rented both units for a sister/cousin weekend. There were eight of us and we had plenty of room for eating together upstairs, downstairs and outside on the private patio. It was a great trip!

Great place, plenty of beds, large kitchens. The bikes they delivered for us beat the pricing on the local stores.

Definitely a nice rental!
We stayed for a week renting both A and B 4910 Neptune. Both units were well stocked. The neighborhood was nice and quiet with a short walk to the beach and nearby park for the grandkids . Each room had ceiling fans and also upright fans. This was helpful in unit A as the living area received all the afternoon sun and could be quite warm. The upper unit B received a cool breeze day and night. It also had a peek a boo view of the water and the ocean could be heard at night. There were plenty of supplies for the beach provided. Definitely a nice rental!
