EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2Â twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.Â

LOCATION:
Keep an eye out for frolicking dolphins, migrating whales, and other sea life for a spectacular experience you?ll never forget! Likewise, there is plenty of interesting people-watching from our strategic viewpoint, too!
Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman?s Fleet, Seaside Donuts, Charlie?s Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby?s Diner at the end of the pier for great burgers and shakes. You won?t go hungry in Newport Beach!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Can't be beat!
This location can't be beat and it was overall a great value. You walk out of the double-doors and you are at the beach. The ocean breeze comes right in if you leave doors open! We had a great time with family and really were able to spend more time at the beach than any vacation we've ever had due to this excellent location. If I had to critique about something I'd say the Living Room area could use more seating (although dining room table is right there and has lots of seating) but I'm no interior designer and I'm not sure how you could functionally seat any more. The patio is where it's at anyway. Enjoy!

Excellent!
We came for Disneyland, but will be returning for the beach. The water was a little cold, but we quickly warmed up in the sand which is right outside the front patio! The patio was excellent.

absolutely beautiful
This location was absolutely beautiful. Very active beach but still peaceful. Met some very friendly locals also. Jake at check-in was super nice and helpful when I called with a few questions. House was updated, modern, & clean. It was also well equipped with everything needed to cook. Would definitely stay here again

Can’t beat being on the sand in Balboa Peninsula. We’ve spent family vacations in Newport for 12 years at another place and this is our new favorite.

What a great beachfront condo
What a great beachfront condo. This was the second year in a row we stayed here for Super Bowl weekend. We love the location of being right on the sand. The condo is perfect for us as we can also walk to the boardwalk and Uber to restaurants in the area. We look forward to staying here next year.
