 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LOCATION:
Best of all is the close proximity to the hugely popular 45th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too! 

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great location!

You can see the beach and ocean from the spacious patio and we loved the big kitchen and family room. Walking distance to a lot of bars and restaurants, we loved our stay here and would come back!

Perfect location for our visit.

The unit was clean. Beds were comfortable. The unit had everything we needed for our stay. Since we had 2 cars parking was terrible for the 2nd car. Would stay here again.

Great house on the bach

Great house in a perfect location. I loved that beachview properties could also drop off and pick up the rental bikes. We will be back!

**Location & Clean**

Everything from the unit itself to the beach! Very easy and convenient walk to the beach. BVR also made it easy for "toys" delivered right to our door. We enjoyed our beach cruisers! Unit very clean and spacious. I will rent this unit again for our next trip to Newport!

Noise

Lower level property. People above had over 8 people, some kids. It sounded like a track meet. It never stopped for the entire time we were there. Furniture getting a little tired, could use some upgrades. Great access to beach.

Great place to stay!

You can’t get much better than this location! Unless you want to be right near the pier, then I’d suggest finding something a bit closer. This location is about 1.2 miles (one way) from the pier area which gives a perfect distance and opportunity for a walk into the busier area. As a heads up, being on the first floor, you can frequently hear people in the upstairs units. Other than that, it was a great place to stay with the family!
