EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.

OUTDOOR LIVING:
- Large front balcony w/ lounge chairs and gas BBQ grill

PARKING:
- 1 garage space for small to mid size vehicle sizes (right hand side).
- General street parking (metered and non-metered) can also be utilized throughout the neighborhood subject to availability.
- NOTE: Parking in front of the garage is prohibited at all times.

LOCATION:
This home is within walking distance of all the local favorites: the Balboa Pier and Fun-Zone area, and eateries galore! Take the ferry across the harbor to Balboa Island, and don't forget...the beach! Even better, rent some bicycles and enjoy a car-free vacation!

LINENS: 
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and to ensure compliance with local ordinances.

Perfect Layout & Location

This was the perfect spot for 2 couples to enjoy Newport. We didn't need our cars once. Loved the nearby restaurants. We also cooked a Valentine's Day meal at the home. The kitchen had everything we needed. There was plenty of space for the four of us to spread out and relax. Recommend!

Everything you could possibly need and more

Awesome, comfortable, clean and modern. Everything you could possibly need and more was provided. Perfect location! Walk to the beach, restaurants and activities. We will definitely stay here again when we come back.

nicest place I've rented

Everything in the house was in great condition. Spacious, comfortable, nice garage and everything you would like to do in walking distance. I've stayed in Newport Beach a few times, by far the nicest place I've rented.

awesome 6 night trip

We had an awesome 6 night trip, the location at new port beach and the home I had picked for our stay was the best choice I have made. This home was so spacious and made me feel like right at home, We had everything at walking distance like nice shops places to eat and beach was literally minutes walking distance. The hosts and staff were friendly and a great help to us, I definitely will be back for our future family trips.

Easy to get to everything from there!

Loved the kitchen how open it was very light and bright in the upstairs. Bedrooms were perfect a lot of privacy for each person . Such a great location, especially with family that had other rentals nearby. Easy to get to everything from there!
