Professionally outfitted from top to bottom, every detail and amenity has been provided for guests to enjoy a memorable and restful Newport Beach vacation. Here's what you'll find:

LIVING/DINING AREA:
 - Leather sofa set
 - Cable TV
 - Bar height dining table w/ seating for 8; bay views
 - Barstool seating for 2 at nearby kitchen counter
 - Access door to balcony deck 

KITCHEN:
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - Major & small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
 - Bedroom #1:  Queen bed; secondary access door to hallway bathroom; located just off living room:
 - Bedroom #2: King bed; cable TV; located at end of hallway
 - Bedroom #3 (Primary): King bed; en suite bathroom

EXTRA SLEEPING ARRANGEMENTS: 
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

BATHROOMS:
 - Hallway Bathroom: Large step-in shower; access doors from Hallway & Bedroom #1
 - En Suite Bathroom: Tub/shower combo; separate vanity/closet area

LINENS:
 - All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING: 
 - Covered balcony deck w/ seating and propane gas bbq grill
 - Bay views
 - Boat and boat dock areas are for lower unit guest use only and strictly off limits to upper unit guests; there is a nearby public area to launch rented paddle boards or kayaks into the channel.

ALSO INCLUDED:
 - Wifi; hair dryer; iron/ironing board; 4 low-profile beach chairs
 - ceiling fans throughout; heating; laminate wood flooring w/ area rugs throughout 
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY:
Shared coin-operated facilities are located in the garage. Bring your own laundry supplies and quarters.

PARKING:
- One space in shared double garage. Fits midsize vehicles. Garage dimensions 82"H x double wide.
- Neighborhood street parking can also be utilized (metered/non-metered and pay station).

ALSO:
The similar downstairs 3 bedroom/2 bath unit can also be booked simultaneously (when available) to accommodate larger family or business groups on the entire property. See separate listing or call our office for details.

Nearby beaches, parks, groceries, shops, eateries, theater and other conveniences - all within walking distance! Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Picture Perfect

The pictures of the property were accurate and the place was very nice. I would 100% stay here again. Easy to get here, far enough from the beach house parties and close enough to walk to the beach. A great big store a few blocks away, really was ideal for our visit. Thank you Fraser

Hands down most clean

I use rentals several times a year. Hands down this property was the most clean. There is usually always sand or dust somewhere in the property or the bed linens smell a little off. It was like we stepped into our own home. Floors, bathrooms, linens and even the outside patio furniture were super clean. Furniture in the unit did not look worn down. Beautiful view of the water and short walk to the beach. We rented bikes from the realty company which provided drop off and pick up service. There is a bike rack right outside the door that gives the ability for the company to drop off when you are not there with the provided bike locks. The 20 minute walk to the pier turned into a 5 minute bike ride. The garage is super convenient because finding street parking is extremely hard. The upstairs unit and I both had crossover type vehicles and we had space to park and not ding each other’s doors. The washer and dryer in the garage is nice to have for emergency. It is $2 for the wash and $1.25 for the dryer in quarters. If you have the downstairs unit you park on the left side of the garage and the dryer is located on the right. We had a load in the dryer and the upstairs unit came home and left with vehicle parked. We were not able to get to our laundry for awhile. Small thing to be aware of that it is not easily accessible without moving the vehicle. We would rent this property and from the realty company.

Loved every minute!

Really, really nice location and plenty of room- loved every minute! Beds are hella comfy too! Super close to beach and all you need- would stay here again in a second and hope too soon!

This place was absolutely beautiful! Great communication from start to finish with getting in and check checking out. The view is what sales this place with open windows that overlook the water. 10 out of 10 would recommend.

perfect for a big family

Staying at this cozy beach house was perfect for a big family and an active toddler. The waterfront view was amazing and the 5 minute walk to the beach was so refreshing. The neighborhood is super cute and all the neighbors were so friendly! Our car unfortunately was too big to fit into the garage but street parking is everywhere! We never parked farther than 2 small blocks away. They also provide beach toys, beach chairs and board games which is perfect for families! Beachfront realty was super quick to answer any of my questions that I had and their check-in and check-out instructions were clear and spot on! Check in and check out was a breeze.

Nice place on the bay
