- Bedroom #3: 2 Twin beds; TV

EXTRA SLEEPING ARRANGEMENTS:
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LAUNDRY:
Shared coin-operated laundry facilities located in laundry room along side walkway. Bring your own supplies and quarters.

- General neighborhood street parking (metered and non-metered) can also be utilized. 

LOCATION:
Best of all is the close proximity to the hugely popular 40th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too!

Nice home

We enjoyed our trip to Newport. The home is as described, and in a great location. It was very busy in Newport for our stay, but all in all, a pleasant stay.

Balboa Penisula - Seashore Dr.

WOW! Great location, awesome house, huge patio & super clean. Had more amenities than I expected. Family loved it and we will definitely rent again. Highly recommend.

Spacious beach rental

The home is in a great part of Newport Beach. It’s only a block away from the water, and in a part of the beach where there are no sidewalks so less people get to this part of the beach, making it less crowded than other parts of Newport. The neighbors are super friendly and very nice. The patio is indeed very large, and comfortably accommodates at least 20 people. Home came with 2 parking spots, which for Newport Beach, is a huge value add in itself.! The check-in and check out process is definitely a little inconvenient because you have to pick up the keys at an actual office, and drop off the keys back there when you check out. However, it wasn’t hard or time consuming at all. The rental office is a 5 minute drive from the property, and the check in process took me about 10 minutes tops. The key drop off was a 30 second endeavor. The staff was also really friendly. Check in is 3-5 pm, and check out is at 10 am sharp. I would book this unit again and definitely recommend it to anyone looking for a spacious beach rental.

Location was Fantastic

Good basic option for families or groups of friends. The main living area and patio was nice and the location was fantastic. 30 seconds from the beach and a 10 min walk from the pier. Dedicated covered parking was appreciated too. Check in and check out was easy and communication from host was good.

The location was great!

We enjoyed our stay — The location was great! The house was clean and comfortable, and there was clear communication for check in/out. They were also very responsive when I had questions.
