Situated directly on the sands of the popular 40th Street beach, this year-round vacation destination has been thoughtfully prepared to provide an affordable way to access the best Newport Beach has to offer! This lower unit offers breathtaking views of the beautiful Pacific Ocean, and direct access onto the beach with no boardwalk in-between. Here's what you'll find: 

LIVING/DINING AREA:
 - Open floor plan includes living/dining/kitchen areas - all with ocean views
 - Sofa; TV
 - Dining table 
 - Sliding glass doors open to the oceanfront patio directly on the sand!


KITCHEN:
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All major and small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Moving up 2 sets of stairs, you will find all three bedrooms & 2 Bathrooms: 

BEDROOMS:
 - Bedroom #1: King bed; en suite bathroom (shower)

EXTRA SLEEPING ACCOMMODATIONS: 
To fulfill the maximum occupancy, 1 trifold floor mat (best suited for children) is provided, along with extra linens/pillows. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements in advance, to ensure delivery in time for guest arrival. 

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.


OUTDOOR LIVING:
- Large lower level patio directly on the sand, with an expansive ocean view, outdoor seating and shared BBQ. 

ALSO INCLUDED:

 - 4 low-profile beach chairs; hair dryer; iron/ironing board
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 4 rolls toilet paper; 1 paper towel rolls (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)


DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 


LAUNDRY:
Laundry facilities on-site. Guests must provide their own supplies.


PARKING:
- 1 garage space for small to mid-sized vehicles only. A large vehicle will not fit in the garage.
- General neighborhood street parking can also be utilized when spaces are available (metered, un-metered or pay-station), but can be challenging to secure during peak seasons. Please ensure your vehicle will fit in the designated parking space before booking.


LOCATION:
Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away.


RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.


SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. There is also a camera on the upper unit balcony, with hardware in the lower unit that is utilized by a 3rd party company to broadcast local surf conditions online.
