 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

 - Bedroom #1: King bed; TV
 - Bedroom #2: Queen bed
 - Bedroom #3: Queen bed
 - Bedroom #4: 2 Twin beds

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

BATHROOMS:

 - Bathroom 2: step-in shower 

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

 - Rear sunny deck with seating

LAUNDRY:
Coin-op laundry facilities on-site. Bring your own supplies and quarters.

PARKING: 
- 1 parking space in the garage (please note that the garage opens/closes manually and does not lock)
- 1 uncovered parking space to the side of the garage.

LOCATION:
Best of all is the close proximity to the hugely popular 40th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too! 

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Perfect place for family

This place was the perfect place for our family of 8 to spend our week at the beach! Kitchen was stocked with just about everything we needed for making meals, plenty of towels and fans were provided...and there were even beach chairs and an umbrella available for our use! We've rented several properties through Beachview and they NEVER disappoint! Can't wait to come back next year!

Location amazing!

The location of this house is amazing! Being so close to the beach made it extremely convenient to walk back and forth if we needed something. The home was plenty spacious for our two families and served us well for our stay. It’s such a great place at a great price!

location of the property was amazing

Had a great experience with Beachview Realty. They were responsive, they let us drop our bags off at their office when we arrived early before check-in. The had specific instructions for check-in and check-out but they were very clear and upfront with their requirements. The sent multiple emails with clear instructions. The location of the property was amazing, just one house from the beach, and was just what we needed.
