LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
 - Front ocean view balcony w/ chair seating
 - Spiral stairs lead from the entryway of this unit up to the spacious rooftop deck, which boasts 360 degree views, gas bbq grill, outdoor dining table w/ market umbrella, plus cushioned conversation sofas.

 - 4 low-profile beach chairs
 - hair dryer; iron/ironing board
 - heating; ceiling fans
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY:
Shared laundry area can be accessed in the garage. Guests must provide their own supplies.

PARKING:
- Shared subterranean garage provides 2 tandem spaces for this unit.
- Warning: EXTREMELY LOW CLEARANCE OF ONLY 68 INCHES.  Vans & SUVs will NOT fit. Accommodates sedans and low-profile vehicles only.
- General street parking can also be utilized throughout the neighborhood (metered, unmetered and pay-station) 
- Please consider the garage as a carport. Keep all vehicles and valuables locked at all times.

ALSO:
The similarly arranged downstairs 3 bedroom/2.5 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. Downstairs unit boasts front row seating along the boardwalk with views to the sand/ocean. See separate listing or call our office for more details.

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great experience

Cannot get any closer to the beach! Great experience. A lot of street parking - just need to carefully read the signs for street cleaning days and times.

Time went by too fast!

The house is beautiful and spacious for a beach house. We had plenty of room for 4 women on a vacation. The view is amazing from the dining/living area or hanging out on the balcony. You can also go up to the rooftop for more outdoor views, but we enjoyed the comfort of the indoors during the winter month. The location is great, close enough to walk to the pier but a little farther to avoid the pier crowds. You can also walk to plenty of restaurants in the area. We enjoyed our stay, but the time went by too fast!

the place was located in the perfect spot to watch the ocean and people all day! the rooftop was so great to gather and cookout in privacy while still seeing the ocean. response was very quick whenever I had questions. we had a wonderful 2 week family vacation.

Couldn't have had a better time!

Couldn't have had a better time! Beachview was wonderful to work with and happily answered all of our questions before checking in. The location is unbeatable and walking distance to everything! Would definitely recommend to family and friends looking for a fun Newport vacation ON the beach!!

Absolutely amazing!

Absolutely amazing! House is right on the beach and view is incredible. Can't wait to come next time for longer stay. Beachview Realty was incredible hosts and house had everything you could ever need for a beach trip. Thank you again for everything.
