DISCLOSURE:
While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "average." Here's what you'll find:

 - Kitchen overlooks dining room and out to beach/ocean beyond

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY:
Located in the garage (coin operated); guests must provide their own supplies and quarters; shared with downstairs tenant

PARKING:
- 1 small space in the shared double car garage (midsize/minivan vehicles only; no large SUV's.) 78" H clearance x 7' W
- Available general neighborhood street parking can also be utilized (metered and unmetered). 

LOCATION:
Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman?s Fleet, Seaside Donuts, Charlie?s Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby?s Diner at the end of the pier for great burgers and shakes. You won?t go hungry in Newport Beach!

The downstairs unit (3 bedroom/2 bath) can be rented simultaneously, when available, to accommodate larger groups. See separate listing or contact our office for more details.

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information!
 

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great for people, not cars

Great location, with the worst of parking . Access to 2 car garage space is extremely limited to the tiniest of cars. unless you are the only car there. Because there was another guest below parking n the garage, We had to park on the street. Otherwise, a great time.

Best Stay

Our family had the best stay at your house, the view was astonishing . We have visited the beach here and there but our family voted yours number 1 by far we appreciated everything you offered and the place was gorgeous. Definitely telling our friends and family about this location.

Favorite spot in Newport

We've stayed at several properties on the sand in Newport Beach. This one has been our favorite so far. New windows help insulate neighbor noise, if there is any.

This house was amazing!!

Gorgeous views and balcony overlooking the beach and boardwalk. Perfect location and very spacious. We loved our stay and can’t wait to come back!!
