To fulfill the maximum occupancy, 2Â twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.Â

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.Â

Free facilities are located in the utility area next to the kitchen. Guests must provide their own supplies
LOCATION:
Bay views on the quiet side of Balboa Island; front public boardwalk circumnavigates the entire island; close walking distance to the Balboa Auto Ferry (cars, bikes and pedestrians) that crosses the main harbor to the Newport/Balboa Peninsula and ocean daily until 11 p.m; Marine Ave. is the charming main commercial district 1/2 mile away - a pleasant walk - to shops, eateries and much more - a must!
GENERAL BOAT DOCK INFO:
There are several public boat docks throughout Newport Harbor, including one right near this property - especially convenient for picking up your guests on a rented Duffy Electric boat or other water craft. (highly recommended activity!) There is no overnight docking on public docks. For longer term docking, mooring or anchoring, call the Newport Harbor Master for locations and pricing.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests; plus Pack n Play portable cribs, and portable high chairs, etc. Contact us for more information!
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Best birthday present in 90 years
Perfect! Spent 3 glorious days here celebrating my mom’s 90th birthday with my her and my brothers. We spent many summers on balboa as a family When we were young. So coming back brought back so many memories. My mom said it was the best birthday present she has had in 90 years. This home is gorgeous! Close to everything especially nice for someone who is physically limited. Enjoyed the outdoor patio the most. Thank you for sharing!

Really enjoyed ourselves
We had a fun stay and appreciated the size of this home for our group of 8! The highlights are the location, available parking, the quiet (house is old but built more solid than some on the island), the large master bedroom, the tidy garage that housed our bike rentals and beach equipment, the front patio sitting area for family visits and friendly passerby’s, the spacious living and dining room, the water feature in the enclosed courtyard and the well stocked kitchen! We had an easy time checking in and anytime I called beach view realty to make plans for our trip, they were very friendly and helpful. Other than a few little old house quirks, we really enjoyed this house and what it had to offer.

Excellent location, walkable to everything
Excellent location, walkable to everything. Public dock close by for Duffy boat. Our family had a lovely time exploring Balboa Island. The home was spacious and had all the amenities we needed.
