Now available any time of the year as an affordable and convenient vacation accommodation, our rear upstairs studio unit is furnished to host guests wishing to enjoy the best of Newport Beach's coastal activities....many of which are within easy walking distance. Bayfront Marina Park is just 1/2 block away: a local favorite, including a fantastic kids' playground, the Lighthouse Cafe, paddle board and sailboat rentals; the historical Newport Pier, restaurants and shops galore; and the beach!
Everything needed for sleeping, bathing, meal prep and sunny outdoor seating is provided:
- King bed
- Sofa seating
- Flat screen TV (streaming cable TV)
- Fully-stocked cooking/dining gear and appliances in small galley kitchen (no dishwasher)
- Bar-stool seating for 2 at the kitchen counter
- Guests must supply their own food, drinks including coffee, spices, condiments, and paper goods like napkins, plastic wrap, etc.
EXTRA SLEEPING ARRANGEMENTS
Two twin trifold floor mats, plus extra linens/pillows, are provided to accommodate a total of 3 maximum guests in the unit. (Floor mats are best suited for children). Rollaway twin beds are available for rent as a better option for adults. Contact our office to make arrangements in advance to ensure delivery in time for your arrival

1 designated parking space in the shared double garage. Rear alley access. Standard size vehicles only.

Shared free laundry facilities in garage; guests must provide supplies
LOCATION:
Our rear upstairs studio is conveniently located along the peninsula?s main boulevard. As a result, ambient traffic noise may be heard.
ALSO:
The downstairs front 3 bedroom/2 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. (see separate listing or call our office for details)
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger stroller; twin rollaway beds, and much more. CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Perfect Location!
We loved this property... It was cute and clean and had everything we needed, but the best part was the patio deck with a BBQ. The location was perfect for us since we could walk to both the Newport & Balboa Pier and we enjoyed working with Beachview Property Mgmt.

Great location, private outdoor deck, short walk to beach!
Wonderful location with many great restaurants within short walking distance. Also just a short walk across the street to the beach and great place to walk and watch the sunrise and sunset. Good wifi, and private/secure parking garage. Recommend choosing a compact rental car/suv since the garage is fairly small. Wonderful communications from the property management team.

We had a great trip! The check in/out process was easy. The location is great! We walked or bikes all over the peninsula. There are no shared walls or floors so the place was quiet. We slept with the window open for the breeze and had no issues with the street noise. It was hot when we first arrived but after opening the doors and windows and turning on the fan it cooled right off. It was great to have a dedicated parking space. We had no issues with the garage. We also rented beach cruisers from the management company. They delivered and picked up the bikes right from our unit. That was a great option! As others noted, the bathroom is very tight. A plus sized and/or tall person might find it too small. The carpets were very dirty. They need to be deep cleaned or replaced. Otherwise, the place was very clean. The kitchen was lightly stocked but we were able to make due with the dishes there. I’m sure management would have brought us additional mixing/serving bowls had we asked. Overall we had a great time!

Perfect spot for a get away
Perfect spot for a get away. Minutes walk to beach, marina and so much more. My kids and I loved our stay here. The outside deck was a game changer, it made this studio feel like a home. We will definitely be back some day.

Nice place to stay in Newport Beach
Nice place to stay in Newport Beach. Short walk to beach. Apartment is small but cozy. It’s a quiet location away from main road and being above the garage was great since we never heard the people on the other unit. The outdoor deck with table and umbrella was a real highlight. The apartment has all the things you need for a short stay. We enjoyed it.

We had a great stay at our rental. It was exactly as in the photos and plenty big for the 3 of us. The kitchen has everything you could need for cooking and enough supplies for a week or more. Communication with Beachview was clear and thorough, there were no surprises.

Great location and walkable to almost anything on the peninsula. It is on the main drag, but it’s sat far enough back that we never heard a thing. Would definitely stay again!
