Located in one of the most desirable areas of the Newport/Balboa Peninsula, our oceanfront property sits between the Newport and Balboa Piers on the oceanfront boardwalk, with a myriad of activities and destinations all within easy walking distance from your front door. This front downstairs unit is one of three furnished units on the property, which can also be booked simultaneously (when availability permits) to accommodate larger family groups any time of year. Here's what you'll find:

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2Â twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.Â
LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.
OUTDOOR LIVING:
Front Patio Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well. The patio serves as grand central for guests' outdoor activities:

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING
PARKING:
- Two back-to-front carport parking spaces on the right side, which can accommodate most vehicles (76" clearance for one space, no height restriction for 1 space).
-Â There is also general neighborhood street parking (metered, unmetered, and pay-station).

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport?s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.
ALSO:
The other two units located on the property (the 3 bedroom/1.5 bath & 2 bedroom/1 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Amazing location right on the beach. The unit needs a face lift and new appliances (ex - faulty stove knobs, fridge door doesn't seal completely). Occasional noise from unit above. Overall positive experience.

Gorgeous View & Excellent Service
Great vacation started with a courtesy phone call an hour prior to our check in to let us know the rental was ready!!!! House was clean and the view was breathtaking. The location is perfect with steps away from the beach and walking distance to restaurants. Highly recommend this location!!!

Fantastic location
We've been coming to Newport Beach for President's Day weekends the past 6 years. This is the second year in a row that we have stayed at 1814 Oceanfront. Fantastic location with a quick 3 min walk to the pier! The property is clean and comfortable. Super easy directions to enter the property, and to checkout as well. Great ocean views from the living room and patio alike.

can't really beat an oceanfront location, got especially lucky with good fathers day weekend weather. Would recommend this spot if you are looking for great views and don't mind a lot of foot traffic
