Our 2 bedroom/2 bath rear upstairs cottage on the Newport Beach Peninsula is stylish, sensible, and central to all the best sites of Newport. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences and just one house from the popular 18th Street beach! Here's what you'll find:

 - Fully stocked w/ dishes, utensils, cookware, bakeware

 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
 - Bedroom #1: King bed; Roku TV; en suite bathroom; peek-a-boo ocean view
 - Bedroom #2: Full/twin bunk bed set; Roku TV
EXTRA SLEEPING ARRANGEMENTS: Â
To fulfill the maximum occupancy, 2 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.Â

1 small covered carport space - compact vehicles only! General area street parking can be used, when available, in the area - some free; some metered.Â

Just one house away from the beach, there is plenty of fun to be found in the surf and sand:  surfing, body boarding, paddle boarding, sun bathing and much more! Across the street you will find the lovely bayfront Marina Park with a playground for the kids, and the waterfront Lighthouse Caf?Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula?s main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information!
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

work from home beach stay
we stayed here to work from home for a few weeks with a change of scenery. nice house, everything we needed. great kitchen utensils. perfect proximity to the beach. construction happening in the house in front but it actually gave us a nice view of the water instead of the house blocking it. would definitely stay here again. thx!

Great location.
Clean property and so close to beach and restaurants. We parked the car and didn't need it for several days. Bringing the bikes was nice as the beach trail is a great way to get around too.

Beach Front Beauty
The property is as described online. Well maintained, nicely decorated, excellent furnishings. Easy walking distance to the beach and every beach item one could want is included. Only issue was a very small parking lot with parking space numbers completely out of order leading to confusion with other guests. Would absolutely come here again.

Such an amazing rental!
The entire place feels brand new and exceptionally clean. The master bedroom and shower are gorgeous with beautiful furnishings and decor throughout. Perfect location, within easy walking distance to fantastic restaurants/bars. We look forward to renting this home again soon.

Value is unmatched
Great space, steps from beach and a 3 minute walk to Newport Beach pier. Location is top notch. Spacious enough for a small family, great amenities in home. Only downside is it's an upstairs unit so taking luggage and little children up and down is cumbersome but value is unmatched.

Great Stay
The property is exactly like it shows in the pictures. Location is great, one row off the beach and super short walk to the Newport Pier. Extra points for very serviceable kitchen (it's small but very well appointed) and for the master shower (big and comfortable, instant hot water, great pressure). I was able to squeeze my ford flex into the carport spot with a little back and forth, but since it was winter I actually found (free) street parking right out front every time I used my car. Would recommend.

Awesome location and very nice accommodations. Parking spot was a blessing albeit very tight fit, but that seems to be the norm in Newport.

Easy and close to everything
Brand new interior, great location right next to the beach and the restaurants, pubs and shops at Newport pier. Handling by Beachview was easy and without any problems.

WE had a very nice stay. Clean and Spacious. felt very comfortable. Loved the location. We had a issue with locking the door and they came right away to address it. Very good service.

We liked everything about this home
We liked everything about this home. It’s spacious and casual. By that I mean you can come home and easy living with everything at our fingertips. A quick trip n and out everyday and no stress.

The apartment was great
The apartment was great. It was very comfortable and looked exactly like the photos. Safe area. Heat and AC worked great. Beds were comfortable. Quiet at night. Kitchen was well appointed and the place was very clean. 5 minute walk to the beach and to the pier where there were restaurants and services. Beachview Realty was extremely helpful and proactive with information regarding the apartment and area, and they responded to any questions I had almost immediately. We were able to get an early check-in and the keyless entry made checking in fast and easy. Only things to note when considering this apartment are that the 2nd bedroom is very small (while the master is big) and the "deck" is also very small, no view and in shade for most of the day. Parking is tight, but that is well advertised, and it's still nice to have the option is you can fit your "no bigger than standard" sized car in.

Outstanding physical property and fantastic property management team. We had an amazing first experience renting a home in Newport Beach. Beachview was so wonderful answering all of our questions prior to our booking and continued to be extremely accommodating throughout our stay. The home at 1811 Balboa was immaculate. Linens were clean and bright, furnishings were beautiful and contemporary, everything was exactly as shown in photos (even better in person). We will definitely be back booking with Beachview again. This place was a great stay
This place was a great stay. One of the more cleaner airbnbs we have stayed at! Super comfy beds. Was a perfect stay for my wife and I. The only "negative" I would say is the kitchen is pretty minimally stocked. It has the bare essentials so don't expect to actually make full meals here. other than that this place really was awesome.

We really enjoyed ourselves
#C was the perfect place for my daughter and I to land, spend the weekend and have everything we needed. The place was perfectly clean and I really appreciated that. The beds, linens and extra towels were a huge part of my 5-star. So many times you get a great place and then the beds are uncomfortable or they use cheap linens and so you're up all night. These were GREAT!! We really enjoyed ourselves, thank you!
