Our 2 bedroom/1 bath front cottage on the Newport Beach Peninsula is stylish, sensible, and central to all the best sites of Newport. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences & just one house from the popular 18th Street beach! Here's what you'll find:
LIVING/DINING AREA:

 - Barstool seating for 3 at the adjacent kitchen counter
KITCHEN:
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All major appliances; small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
 - Bedroom #1: Queen bed; Roku TV
 - Bedroom #2: Full/twin bunk bed set w/ twin trundle
EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.Â

1 small covered carport space - compact vehicles only! General area street parking can be used, when available, in the area - some free; some metered.Â
ALSO:
The other two units located on-site (1 bedroom/1 bath & 2 bedroom/2 bath) can be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

Just one house away from the beach, there is plenty of fun to be found in the surf and sand:  surfing, body boarding, paddle boarding, sun bathing and much more! Across the street you will find the lovely bayfront Marina Park with a playground for the kids, and the waterfront Lighthouse Caf?Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula?s main boulevard. As a result, ambient traffic noise may be heard.
RECREATIONAL GEAR:Â
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Comfy home steps away from sand!!
We just loved staying at this property! It had everything you would need! Well furnished with comfy beds & linens!! We would stay here again!!

Great stay in Newport Beach
Overall we had a great stay in Newport Beach. The home had all of the basics that we needed, was updated and extremely clean, and the location is fantastic. We were able to park a small SUV in the back. We loved renting bikes to explore Newport and Huntington Beach.

Very nice one-month stay
My partner and I stayed at this property for 1 month between Jan and Feb 2021. The unit looks just like the pictures. Although most of the individual spaces/rooms are quite small (kitchen, bathroom, bedroom with the queen bed), the overall space was just fine for our 1 month stay. [I used the 2nd bedroom as an office to do remote work during the month and had no trouble holding many Zoom meetings each day.] The unit was really clean, thoughtfully furnished, and we had everything we needed for a comfortable stay. The best thing about the place was its proximity to the beach. The beach was just steps away - and during the week, it was largely empty -- you just had a huge, sandy beach to yourself. That was pretty amazing. We took advantage of the provided beach towels and beach chairs. Some negatives about the unit include: 1) The parking situation. We noted the advisory that only small compact cars could be accommodated -- we have a Chevy Bolt. However, even that car was difficult to park at times and we did end up scratching our car. Moreover, the other guests staying in the other units on the same property would drive SUVs and park them in their designated spots, which made it even more difficult to get in / out of our car. The parking space is set up to park 3 cars - one for each unit... but it really should be used to park 2 cars, max. 2) The unit is *right* on Balboa Blvd, which is the main road going down the area. There is generally a constant stream of cars driving by and people walking by the front of the unit. Thus, the view from the front of the house or sitting on the front "patio" are not particularly nice.

Great time !
We have a great stay at our Beachhouse! Our Location with fantastic. Neighbors were very nice. The only thing I would change is the check in process. To check in between three and five at the office and then only get a code (when I think we could’ve gotten the code another way) Was a big inconvenience .

Nice little cottage
Nice little cottage close to the sand. It fit my wife and I, along with our four children. Parking is tight, but we were able to squeeze a Chrysler Pacifica into the spot. Host was helpful and response time was timely.

Fantastic time!
Had a fantastic time at this place! The rental office is full of great people that are very responsive and helped make my stay so much better. The listing's description and photos are pretty accurate. This is on a main street on the peninsula and might be (?) loud in the summer, but in the winter it was a very ideal location. The area is very walkable, steps from the beach, convenience store, restaurants, and short driving distance to other destinations. As other reviews have noted, parking is pretty tight, but I had no issues parking my compact car in it—larger cars would not fit. I would stay here again.

Perfect place for our girls weekend!
The house is less than a minute away from the beach. Great location that is walking distance from fun restaurants/bar but far enough that it doesn’t get too loud at night would stay again for sure!

Great place in a perfect location! It's a very decent size and the owners are very friendly. I highly recommend it to everybody! We will be back every time we can.

Perfect location
Perfect location from the beach and kids beach across the road. Perfect for a family of four. Bathroom could use some touch up. Other than that it’s perfect.

Will be booking with them again!
An ideal location for familes of 4 being mere steps from the beach and a cross walk away from a park. It was very clean and check in was a breeze. There was construction next door which I would of liked to know about since I have a napping toddler, but it was not to noisy and they slept fine. Before booking on Airbnb, check their website first for potential savings ;). Will be booking with them again!
