- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

King bed; en suite bathroom w/ large step-in shower 

BEDROOM 2:
Bunk beds (Full & Twin) and Pull-out Twin (trundle) 

HALLWAY BATHROOM: 
Tub/shower combo 

EXTRA SLEEPING ARRANGEMENTS:
One twin tri-fold floor mat (best suited for children) along with extra linens/pillows are provided to accommodate a total of 6 maximum guests. A rollaway twin bed is available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
Front Patio Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well. The patio serves as grand central for guests' outdoor activities:
- Propane gas bbq grill
- Stone patio table w/ seating for 8
- Two chaise lounge chairs w/ additional seating

ALSO INCLUDED:

 - hair dryer; iron/ironing board
 - 4 low-profile beach chairs
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

PARKING:
- One carport parking space on the left side, which can accommodate most size vehicles (small to mid-size vehicles highly recommended).
- There is also general neighborhood street parking, metered, unmetered and pay-station.

LAUNDRY: 
Washer and Dryer on-site.

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport?s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Beachview Realty handled our booking. They were very professional, friendly and helpful. There were no surprises with the rental. I had a few questions before our arrival regarding parking and Beachview was super responsive. We also rented bikes and Beachview delivered the bikes to our rental. We would definitely use Beachview in the future. Correspondence provided prior to check-in helped us know what to expect, and Beachview provides a checkout list to make your departure super easy. My wife and I highly recommend Beachview Realty.

Just what the doctor ordered

My visit was just what the doctor ordered. I had a few friends come out for day visits, one of whom is going through chemotherapy, and everyone had a very relaxing stay. Location was perfect and the house was just the right size. The one small issue I had was addressed promptly and didn’t interrupt our fun time at all.

Great place to stay!

Great place to stay! Amazing location! The home was exactly as advertised. The Beachview Reality Team was super friendly and very responsive to any questions we had. The whole experience was very special for my family. It was a great way to kick off summer!
