Our oceanfront Newport Beach vacation home is a relaxing and lush oasis, with artistically detailed furnishings, murals, etched glass, and comfort throughout. The highly-coveted pier to pier location and spectacular Pacific Ocean views make this home a memorable destination that draws vacationers back year after year!

- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

- Fanciful jungle bathroom with step-in shower.

PRIMARY BEDROOM/BATHROOM SUITE:
Interior French doors provide privacy between the sitting area and spacious bedroom suite, which includes:
- Cal King bed
- En suite bathroom with a tub/shower combo. 
- French doors open onto ocean view outdoor deck 

EXTRA SLEEPING:
Two twin tri-fold floor mats (best suited for children), a fold-out couch, plus extra linens/pillows, are provided to accommodate a total of 8 maximum guests. Extra rollaway twin beds are available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
Front & Side Patio Areas: Provide the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well. The patio serves as grand central for guests' outdoor activities:
- Built-in gas bbq grill w/ counter space
- Outdoor dining table w/ seating for 6-8
- Market umbrella

 - 4 low-profile beach chairs
 - travertine flooring and carpeting throughout
 - hair dryer; iron/ironing board
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

PARKING:
Two spaces along the property?s private side driveway/parking strip, which can accommodate all size vehicles. There is also general neighborhood street parking, metered, unmetered and pay-station.

LAUNDRY:
 - Shared, free washer/dryer facilities are located in the rear garage.
 - Guests must provide their own laundry supplies.
 - (There are two long term lease studio apartments at the rear of this property. Garage parking is designated for studio tenant use only. Laundry facilities are shared with studio tenants).

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport?s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Dream Location

Gorgeous views, right on the sand / boardwalk! Bike to everything, both piers. Dolphin watching cruise nearby. Perfect girls week! Half hour to Disney.

Beach house on the sand

The beach at thus location is fantastic! Nice smallish waves and great sandy beach. The house has great views of the ocean. There are plenty of great places to get food. The boardwalk however is VERY busy and active!

Wonderful retreat

This place was amazing! The location is just perfect for a beachy getaway. The decor is high quality and comfortable. Our kids loved the access to the nearby playground. The beach is steps away, clean, and not crowded. We will definitely be back.

Wonderful Spot

We loved the property that we stayed in, the kids could play in the sand and be close to the property. The equipment nearby was a great bonus for the toddler to play on and the beach volleyball net nearby was perfect for the teens. We were close to the pier but far enough away that we didn't have the noise from the traffic to/from it. Everything about the property was great, we had plenty of room. The only thing we would have noted about the property is that prior to us there was a party of some sort, the cabinets had tape left behind that was from some sort of banner and a birthday balloon that had floated up to the high point of the ceiling (which our toddler wanted!). Otherwise everything was just as described, quiet, clean and user friendly.

Great Location!

Fun location and enough space for a multi-age family. Porch area is awesome! Steps to the beach. There’s a little market around the corner and that was fun for the kids & great for last minute needs - bread, aspirin, etc. Great house!

Fantastic Stay

Had a fantastic stay here with my family. Check in was quick and painless. House was clean and with all the amenities. Plenty of room for our party of three adults and two children. Location was perfect - located between the the two piers, within walking distance of convenience stores and dining locations, and with an amazing view of the ocean. If you have always wondered about staying in one of these beach houses - it lived up to all expectations!

Highly Recommend!

I would not want you to reserve this location. I want to be able to stay here, and don't want someone else to reserve this location before my family. Just kidding of course. This is a great location, and close to restaurants and shopping centers....Highly Recommended

Incredible property and location.

Incredible property and location. The view was stunning and it was walking distance to restaurants, stores, etc. in Newport as well as Balboa. Being between the two was nice and made it a little quieter in the evenings. The home itself was beautiful and very comfortable. I wouldn't hesitate staying here again.

I would definitely come back and stay again

Everything about this trip was amazing.. From the views in the morning to the relaxing wave sounds at night.. Everything is right in walking distance, the host was more than responsive and helpful.. There wasn’t much i needed because everything was already set and in order.. I would definitely come back and stay again

The location was absolutely perfect!

The location was absolutely perfect! There was enough parking for both of our giant vehicles, which for that location is not always the case. They were responsive any time we needed anything and suggested a few local things as well. The space was perfect and homey and close to the park for the kids when they wanted a little extra play. We will 1000% be looking to stay here again and just might make it a tradition! Thank you guys sooo much!!
