Take in the sunshine from your front balcony, grab your surf board and walk just a few short steps to the very popular 40th street beach, and cap the night off with a sunset barbeque.  When you step inside the unit, you will feel like you are at home with state-of-the-art appliances and nice comfy beds. Here's what you'll find:

LIVING/DINING ROOM:

 - Dining table with seating for 4

KITCHEN:
 - Open to the living/dining areas
-  Counter seating
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All large and small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Primary Bedroom:  King bed; TV
Bedroom #2:  Full size bed
Bedroom #3: Two twin size beds

EXTRA SLEEPING ACCOMMODATIONS: 
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

BATHROOMS:
Bathroom: Tub/shower combo

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING: 
Front balcony w/ seating for 4; bbq grill

 - 4 low-profile beach chairs
 - heating
 - hair dryer; iron/ironing board
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY:
Free shared facilities in garage. Guests must provide their own supplies

PARKING:
 - 1 space for this unit in the shared garage
 - Garage accessed via rear alley
 - General free street parking throughout the neighborhood when available

ALSO:
For larger family groups, the downstairs 2 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office. 

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information.

PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Check-out Time: 10 a.m. on the departure date

Nice and clean

An awesome place

After a long hard work week we arrived at this divine place, and fell into the most comfortable beds made up w luxury hotel bedding. Isnt that just the most important part of good lodging? An awesome place to sleep! Its like having a home on the beach. Absolutely everthing you need, parking, kitchen, washer and dryer, beach gear, big tvs, super short walk to the beach and did i mention the beds? Perfect place for a medium sized family.

Clean and New

The house was exactly how it is pictured, clean and new. Loved the location. There is a parking space in the garage, this is a great bonus because parking on the street is difficult. Perfect for our small family!

Conveniently located and very clean

Conveniently located and very clean. The apartment was well stocked with towels, dishes, pots and pans — everything you need. The beds were comfortable with nice sheets and blankets. We were not there for vacation but it was nice to take long morning walks on the beach.

We enjoyed our stay with Beachview. The rental is cozy, clean, centrally located and only steps to the beach. We would happily stay again!
