To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

LINENS: 
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

ALSO INCLUDED:

 - hair dryer; iron/ironing board
 - 4 low-profile beach chairs
 - starter supplies of liquid hand soap, dish soap, dishwasher caps, sponge, kitchen trash bags, 2-4 rolls toilet paper, 1 paper towel roll (guests must supply additional amounts)

PARKING:
- 2 tandem spaces
- One garage parking space (right side) and one carport space (right side) accommodates most small to mid-size vehicles, accessed via rear alley
- General street parking (metered and non-metered) is available throughout the neighborhood.

LAUNDRY:
- Stack washer/dryer located along second (main) level hallway
- Guests must provide their own supplies

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! Contact us for more information.

ALSO:  
The lower 1 bedroom/1.5 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Loved this place!

This home was beautiful, clean, and newly renovated, with all the necessary amenities. You can’t beat the location, just steps from the beach without the heavy traffic of beach goers walking by. My family and I loved this place! We will definitely be staying here our next trip to Newport Beach!

Above average beach retreat

This house is as beautiful in person as it is in the pictures!! Very clean, high end appliances and furnishings. The beds are comfortable, the water pressure in the showers is great, the kitchen is well stocked with all the dishes and kitchen tools you could want. Full size washer and dryer. Everything in the house is well organized and easily accessible. Things you need to consider: the kitchen and living room have absolutely NO window coverings. NONE. The kitchen faces the main street which is a small, one way street that is very narrow. Because the street is narrow and the neighborhood is VERY dense ALL of the neighbors can see inside of you kitchen and living room, day and night. There are lots of windows and a double sliding door in the kitchen which is nice but not at night when you want some privacy. Just something to "know before you rent" if this would bother you. Parking on the streets is almost non existent. The minute a car pulls off the curb another pulls in. Might make it difficult if you have more than 2 cars. If you don't know the area, the houses are literally on top of each other on both sides of the street. No yards at all, but you do have the beach one block away! If density is an issue for you this is not your place. Would I rent again, only if they get window coverings for the kitchen! Absolutely loved everything else.

Better than expected!

This place is incredibly beautiful and welcoming--better than expected. We thoroughly enjoyed the private rooftop complete with a fire pit, bbq and stunning views of the beach. The living space and bedrooms were so comfortable to be in and everything was incredibly clean. If we come back to Newport Beach, we will definitely stay here again.

Incredibly Beautiful

This place is incredibly beautiful and welcoming--better than expected. We thoroughly enjoyed the private rooftop complete with a fire pit, bbq and stunning views of the beach. The living space and bedrooms were so comfortable to be in and everything was incredibly clean. If we come back to Newport Beach, we will definitely stay here again.

Walkable to everything!

This house is a perfect location for any family looking to stay close to the beach. We stayed at a property closer to the pier in previous years, but preferred how much quieter the area around this property was. Our favorite part is that we really didn't have to drive anywhere. You are only a block from the beach, 1/2 block from a playground, 6 short blocks to a grocery store and about .75 miles to the restaurants and shops at the pier. Another huge plus was the ocean view from the rooftop patio!

House was all that was advertised

Great location, perfect lay out, with space for everyone. The house was all that was advertised and has been wonderfully renovated. We would definitely stay here again.

Wow!!!

This place was beyond amazing. We went with 2 other couples and it slept 6 adults comfortably. Everyone had their own bathroom/area and the kitchen was stocked perfectly. The house was beyond clean, and I am very picky about cleanliness and this was above my expectations. This house is literally 1 street away from the beach. You can see the waves from the rooftop deck. Walking distance to all the shops and restaurants. Don’t be afraid of all the rules. Just be a considerate person and treat the home like it’s your own. We will definitely be back and booking this place again. Thank you for an amazing place that definitely put the icing on the cake for our trip.
