Situated on a prime Balboa Peninsula block, just 6 houses from the ever-popular 38th Street beach, is our newly-constructed downstairs condo with all the desirable styling, amenities, and layout a person could want. It?s the epitome of coastal living where you can hear the ocean from your front patio and walk to the water's edge in just seconds. Here?s what you?ll find throughout:

EXTRA SLEEPING ARRANGEMENTS:
Queen size fold out sofa along with extra linens and pillows; best suited for children. Guests can rent rollaway twin beds in lieu of the sofa sleeper for adult sleepers if desired. Call our office to make arrangements for payment and delivery in advance of your arrival.

Easy access to the famous boardwalk, and the nearby Newport Pier area, as well as multiple eateries, shopping, groceries, the waterfront Lido Marina Village, and many other conveniences, make this location ideal for walking and biking to all your desired destinations without ever having to get in your car!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds and much more! ALSO:
The upper 3 bedroom/3.5 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Perfect weekend getaway
The most amazing house for a perfect weekend getaway in Newport. Nothing beats waking up to the smell of the ocean and having coffee, food, shops, etc all walking distance! Looking forward to staying here again in the summer.

The home is very comfortable and clean. Enjoyed having second TV in the bedroom for movies. Could use a cocktail shaker, shot glass, and cushions for the outdoor seating. We loved the decor and location of this house. The king sized bed was really comfortable. We watched sunset every night, just a block away. Fireplace was heavenly and used every evening. Highly recomend this house.

Very close to the beach and walking distance to restaurants. The new building is amazing the decorating is beautiful and exacting as pictured! Parking space worked great for our rental car (Toyota Corolla). Very responsive realty for minor issues. I'd love to return!

Wonderful place! The apartment was clean and had everything we needed. It is also a great location, just one block from the beach. We really appreciated the clear communication as well.

Super nice
Super nice place, modern and comfortable. The giant scrabble board got used with unexpected frequency. This property has all our must haves with a dedicated parking spot, AC, modern appliances andwalking distance to everything. I think sleeping 2 on the sofa bed would be a tight squeeze though. For just the two of us it was perfect.

Everything about this property, the location, the cleanliness, the convenience, the layout, the furnishings and amenities.... All absolutely fantastic. The photos of the unit are spot-on, as well. The check-in process was a breeze. The staff at beachview was incredibly friendly, professional, and efficient. Really loved our stay here, and hope to book again!

Perfect
This is a wonderful spot just a block from the ocean and walking or biking distance to the supermarket and all kinds of places to eat. The bed was incredibly comfortable!! The layout is perfect with a big island, comfortable sofa and a fireplace! The outside porch is a nice spot as well. Beach chairs were provided! We hope to be back!

This was a beautiful place!
It was in the perfect location, so close to the beach as well as shops and restaurants. The neighborhood was very nice, the check in process was very easy, and we absolutely loved the house. We would definitely stay here again!

Great stay, close to everything.
The home is very clean and as described. Lots of rules, but I think that's a Newport thing. It's a quiet spot for quiet occupants.

Our place was just great
Our place was just great. Well designed, comfortable, well stocked and great location. The scrabble board was a lot of fun for all ages. As usual, service from Beachview was terrific. Including the bikes we rented from them.

Could not have found a better spot for the value. Barefoot walk to the beach barely a block. clean, well lit, quality surfaces, and finishes. We’re definitely rent here again. Highly recommend Beachview Realty..
