Our 4 bedroom modern beauty, representing the left half of the twin tri-level condo building, is located just 5 houses from the 43rd Street surf and sand. With ocean views from each of the front balconies, guests can enjoy well-appointed accommodations, but with the feel of having their own indoor and outdoor private space throughout the 3 floors. Each floor is graced with hardwood flooring and plenty of natural light - all linked together by the centrally-located stairway, which is the dramatic focal point for the entire condo. 

The main entry door invites guests to either navigate upstairs to the second (main) level; then continue up to the third level. Or upon entering, guests can proceed a few steps down to the lower level, which is partially below street level. Here's what you'll find:

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. 

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). Guests may rent twin rollaway beds (subject to availability), with extra linens, from the management. Please make arrangements for payment and delivery in advance of your arrival.

 - 4 low-profile beach chairs
 - tower fans; room heaters
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

PARKING:
- 2 tandem spaces in subterranean garage - mid-size or smaller vehicles only. SUV's may not fit.
- Garage Door Dimensions: 104" W x 69" H (plan accordingly)
- Interior walk-through doorway from subterranean garage into lower level of condo
- General street parking throughout the neighborhood when available.

LAUNDRY:
Free facilities located in garage. Guests must provide supplies

ALSO:
The separate neighboring 4 bedroom/3 bath condo can be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or contact our office for more information.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. 

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Nice property near the beach

Went to Newpoort Beech to do some cycling. The house was as described. the good points: very nice location, close to the beach, close to all services, 20 minutes from Anaheim (Disney). the negatives: I don't understand why we had to go to the agency to sign when everything can be done online, if you have thing to do on several occasions in north LA (Six Flags, Universal), it's very far away. Overall, very nice experience.

Perfect beach property

The house was amazing. The distance to the beach was perfect for walking daily. We were worried about having no AC or heat coming from a state where that’s important but it wasn’t an issue at all. They had portable AC and heaters. We had an issue with parking though. I must have missed the part about the garage only fitting small cars because of an over hang. We rented a full size SUV fitting 7 and it didn’t fit.

Awesome location

The property is exactly as shown in the listing pictures. The management arrangement is a little quirky in terms of being required to pickup/drop-off items at their local office 5mins away, but outside of that everything is great. Very walkable to all things Newport Beach. Great having a garage to park in, and plenty of space inside the unit. Would stay again, thanks!

So clean!

We were blown away at how clean and wonderful this house was. It was very esthetically pleasing as well in terms of decorations and furniture. It’s just a few steps from the beach which was huge for us. The neighborhood is quiet and friendly. The only tricky part is parking on the street if your car is too big to park in the garage. It can be difficult to find an open spot. The beds are comfortable and the rooms are cozy. We had everything we needed and more. We will definitely stay again!

easy and wonderful

Everything you need for a great trip

We just landed from the best time at this home. It is literally 50 steps from the beach. They had everything you would need for a great trip. The check-in was smooth and communication was great hope to be back soon!

We plan to return

The property is very close to the beach and although our SUV was unable to fit in the garage, parking was not an issue at all. Don’t let all of the rules scare you away, they’re really no different than what most others would ask for. Any time I reached out, I received a response almost immediately and everyone I spoke with was pleasant. I recommend this property and plan to return. My family had a great time!

place was perfect

This place was perfect and exactly what we were looking for. It’s steps from the beach and a short walk to shops, restaurants and the Newport Pier. Check in/checkout couldn’t have been easier. This location really made our trip unforgettable! We will definitely be staying here again!
