KITCHEN/DINING:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Dining table w/ seating for 6
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM #1:
- King bed
- Streaming TV
- Ceiling fan

BEDROOM #2:
- Twin bed, Full/Twin Bunk bed
- Ceiling fan
-Small closet

EXTRA SLEEPING ARRANGEMENTS:
1 twin trifold floor mat with pillow and linens are provided (and are best suited for children). 

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

BATHROOMS:
-Hallway Bathroom #1: large walk-in shower
-Hallway Bathroom #2: walk-in shower

OUTDOOR LIVING: 
- Front patio w/ seating for 4
- Propane gas bbq grill
- Ocean view

ALSO INCLUDED:

- Wall heater (in dining area), and small electric wall heating units in each bdrm.
- 4 low-profile beach chairs
- Hair dryer
- Iron/ironing board
- starter supplies: liquid hand soap; dish soap; 3-in-1 shampoo; dishwasher caps; sponge; kitchen trash bags; 4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. IN ADDITION, THERE IS NO CENTRAL HEATING: WALL/SPACE HEATERS PER ROOM HAVE BEEN PROVIDED.

PARKING:
- 1 space provided in shared double garage, accommodates smaller vehicles only. Trucks and SUVs will not fit in the garage and will have to source street parking, as the garage must remain closed when not in use. 
- Available general neighborhood parking can also be utilized (metered, unmetered and payment kiosks - read all signs). 

LAUNDRY:
Shared free facilities are located in the garage. Guests must provide their own supplies.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. 

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Check-in Time:     3 p.m. on the arrival date
Check-out Time: 10 a.m. on the departure date

Perfect

The unit worked perfectly for us. Very clean and closer to the beach than expected, not to mention was able to walk to the grocery store. We would definitely stay again.

Clean and nice

Fit four adults and two children easily. Clean and nice kitchen. Close to beach and stores and parking was easy. Great place will be back.
