Our 4 bedroom/2 bath upstairs vacation unit has long been a favorite summer destination for cherished family beach vacations on 35th Street. We have enjoyed the privilege of hosting many of the same family groups year after year. And now, this duplex is available as a vacation accommodation all year 'round! Here's what you'll find: 

LIVING/DINING AREA:
- Sofa and love seat set
- 2 side upholstered chairs
- Sliding glass door out to the front ocean view balcony
- Streaming Cable TV
- Open floor plan with dining area and kitchen
- Dining table w/ seating for 6; ceiling fan

KITCHEN:
- Breakfast bar w/ barstool seating for 2
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Primary Bedroom: King bed; Roku TV; en suite bathroom; walk-in closet
- Bedroom #2: Queen bed
- Bedroom #3: Queen bed
- Bedroom #4: 2 Twin beds

EXTRA SLEEPING ARRANGEMENTS:  
2 twin trifold floor mats, with extra linens/pillows, are provided. (Floor mats are best suited for children). Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance to ensure delivery in time for your arrival.

BATHROOMS:
- Primary Bedroom's Bathroom: Step-in shower
- Hallway Bathroom: Tub/shower combo

LINENS: 
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
 - Front ocean view balcony w/ dining table for 4; side seating; propane gas bbq grill

 - 4 low-profile beach chairs
 - heating; tower fans
 - hair dryer; iron/ironing board

 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

LAUNDRY:
Shared coin-operated facilities in laundry room along side walkway. Bring your own laundry supplies and quarters.

PARKING:
1 space provided in shared double carport; accommodates most vehicles (some SUV's). General neighborhood street parking can also be utilized when available (metered and unmetered). 

LOCATION:
Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. 

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Spacious

Awesome beech condo! Can see the water from the balcony and is only a 1 block walk. Spacey 4 bedrooms with open kitchen/living/dining area which was great because we had 8 people and it was enough space for all of us to hang out. Would definitely rent again.

Overall Oustanding Experience

Stayed for 8 nights with Family. Total 9 kids - 6 adults, 3 kids. Plenty of space and spotless accommodation. Would recommend and will definitely try to stay here again.

This is such a beautiful relaxing location.

The house was super clean! You could hear and see the waves from the home. Jake was super helpful with any questions we had. We will be staying here again. Great for the whole family.

Birthday/VD getaway

I really am happy we rented this home for a couple of days it was everything I wanted! Location, space, clean! Hands down will be renting again in future! We had a fabulous time. Check in/out very easy and management company great!

4 houses from the beach

Location is amazing, 4 houses from the beach. The house had plenty of beach towels and the kitchen was full stocked. There was a reserved parking in the back of the house. The only draw back was there was no shampoo or conditioner or bath soap.

Best Stay We've Had in Newport Yet!

We have been fortunate enough to visit Newport five times in the last three years. While all previous locations we have stayed have been great, this home and location has been our all around favorite. The house was clean and spacious. While definitely not a criticism, the booking process was a bit more involved than usual, but I would imagine this helps keep costs low. Again, not a bad thing. Just be aware of a few extra steps.

Returning for sure!

This property was everything promised, but what we didn’t expect was how well maintained it would be! The carpets and paint inside were like new, and the furniture was sturdy and well maintained. Well done! There were ample bath and beach towels and the kitchen was decently stocked with all the basics necessities. There were plenty of patio chairs on the balcony that we pulled inside on occasion when needed. The close proximity to the beach was very much appreciated; even the neighbors were friendly. Remember when renting anywhere in this area that the houses are extremely close to each other, and noise travels. We were fortunate to have neighbors renting next door that were only noisy until the quiet time at 10pm. We appreciated having a dedicated parking spot, and it was super close to the local market. We will return for sure!

Great place!

Great place! Spacious with plenty of storage, beautiful kitchen with everything you need, good beds and plenty of linens. Quiet too. We would definitely return. Plenty of shopping and restaurants in walking distance, and close to beach and the walk/jog path by the beach.

Very nice place

Very nice place. Very close to the beach. The property has the best patio on the block. Hate the parking if you have more than two cars or have neighbors that literally sat out on the street to save parkings.
