Our 3 bedroom/2 bath downstairs Newport Beach vacation home has long been a favorite summer destination for cherished family beach vacations on 35th Street. We have enjoyed the privilege of hosting many of the same family groups year after year. And now, this duplex is available as a vacation accommodation all year 'round! Here's what you'll find:
LIVING/DINING AREA:

 - Streaming Cable TV
 - Open floor plan with dining area and kitchen
 - Indoor oval dining table w/ seating for 6; ceiling fan
KITCHEN:
 - Breakfast bar w/ barstool seating for 2
 - Fully stocked with dishes, utensils, cookware, bakeware
 - All major appliances; small appliances
 - Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
 - Primary Bedroom: King bed; Roku TV; en suite bathroom
 - Bedroom #2: Queen bed
 - Bedroom #3: 2 Twin beds
EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats, with extra linens/pillows, are provided. (Floor mats are best suited for children). Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance to ensure delivery in time for your arrival.

PARKING:
1 space provided in shared double carport; accommodates most vehicles (some SUV's). General neighborhood street parking can also be utilized when available (metered and unmetered).Â
LOCATION:
Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.Â

This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Delightful Newport Beach Cottage
We loved our stay at this lovely vacation unit. It was clean, exactly as shown. 1 block from the ocean. Our favorite part was sitting on the patio and looking at the ocean. Beautiful. We appreciated having a designated parking spot. They are quite structured about check-in and check-out times - I guess this is understandable. That is really a small thing. The people at Beachview are nice, very helpful- they get back to you immediately. We would definitely stay here again.

Pre-Christmas Getaway
Really enjoyed this property. The location is perfect, within steps from the beach. All neighbors are very friendly and welcoming. Able to walk to the grocery store and the brewery down the street. Will definitely be booking this property again next year(:

Family friendly beach house
The home was large, clean and very very close to the beach. You could stay here with family or some friends. The house was spacious and walking distance from grocery and shops. Didn’t need to drive anywhere!

Everything we needed!
Beautiful location. So close to the beach, great for littles who are back and forth from the beach to naps, etc. The patio is nice! We had everything we needed in walking distance and were happy with our stay!

Great location and great home!!
My family and I loved it. Beachview Realty was nice to work with, and we also had bike rentals delivered, which my kids really enjoyed. We are making another reservation and can't wait to go back!

would recommend this unit to anyone
Very clean and updated. I always look for a beach house that doesn't require crossing a busy road to get to the sand and this one was perfect, maybe 50 yards to the sand? Pretty much as per listing and looks like the pictures. Parking space fit our Ford Expedition. Only complaint would have been the slow and sometimes non-existent internet, could just need a re-boot but we didn't need it enough to ask. Kitchen had everything we needed. I would recommend this unit to anyone. Overall, one of the best beach houses I've ever booked.
