 - Four barstools at the kitchen counter
 - Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Queen bed; ceiling fan; glass slider out to small private deck w/ seating for 2

Twin bunk bed set

HALLWAY BATHROOM: 
Spacious walk-in shower with custom tile work.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. 

OUTDOOR LIVING: 
 - Guests have use of the ground floor patio area at the front of the adjacent main house.
 - Includes: outdoor dining table; seating for 6; propane gas bbq grill
 - NOTE: The rooftop deck associated with the main house is off-limits to unit B guests, unless both units have been booked simultaneously by the same party. 

ALSO INCLUDED:
 - Wifi
 - 4 low-profile beach chairs
 - hair dryer; iron/ironing board
 - heating; ceiling fans
 - Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

LAUNDRY:
There are no laundry facilities for this unit

PARKING:
One designated garage parking spot, plus a tandem carport space behind. Rear alley access. Free street parking can be utilized throughout the neighborhood, when available.

RECREATIONAL GEAR:

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. 

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Location location location

We really enjoyed our week and Newport Beach! The greatest feature is the fact that you are literally a minute walk to the beach, 5 minute walk to a great park, and 15 minute walk to restaurants, grocery store, coffee shops etc. It is incredibly clean, kitchen is well-equipped, bathroom shower is great, and the beach toys/chairs are nice. Things to think about before booking. It is a small space so make sure you're OK with that. It could get really warm in there and the AC was incredibly loud. There is no dishwasher either. All of these things are no big deal to us, but for some people that might be. The one downfall is the fact that the patio is not attached to the unit. You need to walk downstairs and all the way around to the front of the other unit on the property. It was super tough going back and forth for dinner especially with two small boys. But once you are down there the seating and dining table were fantastic. Overall, I would recommend this place for sure! Just be sure you're okay with the items listed above.

great location and comfortable lodging

The team at Beachview Realty were great - very nice and communicative, responsive, and organized. I appreciated their messages before we arrived and their speedy responses when we realized the garage door of our unit was broken and when we asked if there was anything that could be done about the WiFi. The only issues that I ran into and shared with Beachview were those of WiFi (the unit didn’t have its own, rather relied on an extender from another unit which made internet access and working impossible, and phone calls kept dropping), and a garage whose space is compromised because of the owner’s storage taking up a significant amount of space. Otherwise, great location and comfortable lodging.

top level rentals

These guys have top level rentals many on or very close to the beach. We rented a 2 bdrm off at 118 40th st., upstairs, in the back and it comes with self check in/out and a garage with 1 bike and 2 kids bikes, 2 long boards plus a car port and access to the 1st floor ocean view patio. The most incredible 3 head shower in the bathroom and a completely remodeled and updated kitchen. The staff requires a lot of pre-check in info but I don't blame them. They were very kind and helpful when they checked in with us to make sure we got in alright.
