Located 1/2 block from the sand and boardwalk, this lower 3 bedroom/2 bath unit of our vacation rental duplex is within easy reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation has long been a family favorite, with many of our guests returning year after year. Here's what you'll find:

EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Enclosed carport dimensions are 83" H and double wide. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).Â
LAUNDRY:
Shared coin-operated laundry facilities are located along ground floor walkway near garage. Guests must provide all laundry supplies and quarters.

OFF-SEASON OPTIONS:
During the Winter Off-Season, this unit can be rented as a 3, 2, or 1 bedroom unit. Rates vary based on the configuration. (June thru Sept., Spring Break, and Holidays excluded) Restrictions apply. Contact our office for a detailed quote.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Family Escapes To The Beach
This was a really good vacation for the family, everyone had a great time. It was so close to so many places and our home away from home was just great. We would definitely look to book for sometime next year.

Spring Break!
We loved our stay! We were very impressed with the cleanliness of the rental! It was in a great location so close to the beach, & within walking and bike riding distance to the grocery store and some restaurants. It was awesome and we would stay here again!

Great family location!
The home was in an excellent location for a family with awesome beach access as well as access to the grocery store and family restaurants. The patio is large and very useable with additional seating. Overall very clean with all the necessities covered. We would definitely pick this home again for future visits to Balboa.

Family weekend
Was great! The only issue was the unit upstairs can get noisy you can hear the toilet flush running toddlers at 7 am other then that perfect weekend !

Better than the pictures
Location, Location, Location. You are steps from the beach. Short 15 min walk to the pier, restaurants and shoping. Spent most of the time on the patio talking and listening to the crashing waves. The unit its shelf is better than the pictures. Full kitchen were we cooked most of our meals. Tip get up early (530am) to go the open air fresh fish market. Outstanding low prices on the best tasting fish. We had 4 fishes cooked 4 different ways for our family reunion. We are different coming back.

Felt Right at Home
We felt right at home at the beach house with its main floor living, comfortable furnishings, sunny patio, and less than 100 steps from the beach. We went on multiple walks daily. After listening to the surf and being amazed by the surfers, we found coffee shops, ice cream and donut shops, grocery, places to eat and drink as well as people to watch, all along the paved walk/bike path along the shore. The beach house was also an easy drive to golf courses, John Wayne airport and spectacular seafood.

We will be back!
The location is amazing - a block from the beach and a few blocks from a grocery store and restaurants. Even though the surrounding area can be busy, this gem is on a quiet side street. The carport is handy and there is some street parking. The patio is a great place to gather. Everything was super clean and included the basics. You’ll need to bring your own spices, soap, paper towels, etc. The kitchen had all the basic pots, pans, and utensils. The bedrooms were perfectly fine, especially the master bedroom. There can be some upstairs noise when people are in the upstairs unit. Be prepared for the cleaning/linens fee. Communication with Beachview Realty was fast and reliable. We will be back!
