Perfectly situated as the third house back from the popular 40th Street beach, and on one of the coveted extra-wide Peninsula lots, our upstairs vacation destination has been thoughtfully and professionally prepared to provide a pleasant coastal atmosphere with practical comfort to accommodate family getaways. Here's what you'll find: 

LIVING/DINING AREA:
 - Leather sofa set and side chair
 - Streaming cable TV
 - Dining table w/ seating for 6
 - 4 barstools at nearby kitchen counter
 - Sliding glass door to front ocean view balcony w/ chair seating

KITCHEN:
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All major appliances; small appliances
 - Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM #1:  King bed
BEDROOM #2:  Queen bed
BEDROOM #3:  Queen bed
BEDROOM #4:  King bed; streaming cable TV; sliding glass door to private rear deck w/ seating; located at end of hallway

EXTRA SLEEPING ARRANGEMENTS:
Two twin trifold floor mats, along with extra linens/pillows. (floor mats are better suited for children) Twin rollaway beds can be rented in lieu of floor mats. Make arrangements with our office in advance to ensure delivery in time for your arrival.

HALLWAY BATHROOM #2: Step-in shower; side door access to rear exterior stairway

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
Front ocean view patio is shared with "A" unit, however, each unit has its own designated dining table, seating, umbrella and propane bbq grill (Your designated patio space is on the right-hand side when facing the front of the property).

 - 4 low-profile beach chairs
 - ceiling fans throughout; heating
 - hair dryer; iron/ironing board
 - wood laminate flooring throughout w/ carpet in bedrooms
 - propane bbq grill on downstairs front patio
 - Starter supplies: liquid hand/body soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY:
Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Bring your own supplies and quarters.

PARKING:
2 covered carport spaces for mid-sized vehicles are provided with access from the rear alley. Garage height 82". General neighborhood street parking can also be utilized when spaces are available (metered, unmetered or pay-station).

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! ALSO:
The similar downstairs 2 bedroom/1 bath unit can also be booked simultaneously (when available) to accommodate larger family groups on the entire property. See separate listing or call our office for details.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Nice place to stay

Everything was as listed, property was clean and good location. The only negative was construction being done next door starting at 7am not nice.

Girls Newport Trip

This beach home was way better than we even expected! It was juct perfect for four good friends to have a beautiful time. We each had our own bedroom and plenty of space to visit and talk. We will be back.

Excellent customer service and location!

The location was amazing! The house felt clean, but couches and pillows need to be replaced along with some of the plastic dinnerware, cups, etc. The customer service was awesome. Easy pick up and drop off of keys. The place felt clean and provided a perfect layout for our family. Thanks for the great family getaway!

Great Rental

The house was clean and as it looks as in pictures. I had no issues with management but wish the check-in process was more automated (i.e having direct access to he house instead of having to pick up and drop off keys). Overall, great rental and will add to my favorites list.

Really enjoyed it

Great location, blocks from the beach and a short walk to the supermarket, shops and restaurants. Beachview Realty were really helpful when we were organising our trip and in helping us when we were there. A great apartment that we really enjoyed staying in.

Perfect spot

Great location near the beach, ample size for 6 adults, and great service from Beachview Realty. Within walking distance of restaurants and grocery store made it nice.

It was a wonderful experience!

Host was responsive to every question I had for them. The property is literally a 3 minute walk from the beach and you can see the waves from some of the rooms!! The biggest thing for my group was the included parking spots out back, makes parking your car a stress free experience!!

great family vacation!

We really enjoyed our stay, our family fit perfectly and the house was cozy! Beach view responded very quickly to our 1 and only problem with the bedroom doors and was there to fix it promptly. We will be booking with Beach ire Realty in the future. Thanks for a great family vacation!

Would definitely stay here again

The perfect house for my group of 8. Less than a minute walk to the beach, very clean, and just a bike ride away from the Newport pier. Beach View reality was very responsive and the check in was so easy. Would definitely stay here again.
