When available, this downstairs unit can also be booked simultaneously with the upper 4 bedroom, 2 bath unit to accommodate larger family groups. Here's what you'll find:Â

EXTRA SLEEPING ARRANGEMENTS:
Two twin trifold floor mats, along with extra linens/pillows. (These mats are best suited for children). Twin rollaway beds can be rented in lieu of floor mats. Make arrangements with our office in advance, to ensure delivery in time for your arrival.
HALLWAY BATHROOM:
 - Tub/shower combo; dual sink vanity
LINENS:
 - All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

  - The large front patio is shared with the upstairs unit. Your designated patio area is on the left-hand side (if facing the front of the property)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.Â
LAUNDRY:
Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Bring your own supplies and quarters.
PARKING:
1 covered carport space for mid-sized vehicle (no SUV's) is provided with access from the rear alley. Garage height 82". General neighborhood street parking can also be utilized when spaces are available (metered, un-metered or pay-station).

The upstairs 4 bedroom/2 bath unit can also be booked simultaneously (when available) to accommodate larger family groups. See separate listing or call our office for details.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations of 30 nights or less) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Fantastic location to the beach.
The unit was as advertised however the internet was awful. There were times it simply didn't work at all. They did send someone out to do a hard reboot on the modem and it worked well for a little while after that but then was back to intermittent. If you need to do school work or work from home, this is not the place. Outside of that, we had a good time.

Good location
Overall a good place for a family stay. Very close to the beach, grocery store and restaurants. The parking space is tight for larger vehicles. I was able to fit my lifted Toyota Tacoma. The internet and cell service was pretty bad during our stay. Seemed like we were in a dead zone and had to walk nearly a block away to get decent phone service. Ceilings and walls are very thin, we heard all outside and upstairs neighbors noises constantly.

The house and rental company was great. Nice 30second walk and you are on the beach.

Nice place and patio was great
We enjoyed our stay at this house. It was cold and rained, which was unfortunate, but when the sun was out we enjoyed sitting on the patio. Didn't realize how close the house was to the beach! We will be back
