Professionally outfitted from top to bottom, every detail and amenity has been provided for guests to enjoy a memorable Newport Beach vacation. Here's what you'll find:

LIVING/DINING AREA:

 - Bayview dining table w/ seating for 6
 - Large bayfront windows and sliding glass doors to access both patios

KITCHEN:
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All major appliances; small appliances
 - Breakfast bar/pass-thru from kitchen to living room
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1 - Queen bed; secondary access door to hallway bathroom; located just off living room;
Bedroom #2 - Twin bunk bed set; located at end of hallway
Master Bedroom: King bed; cable TV; en suite bathroom
EXTRA SLEEPING ARRANGEMENTS: Additional sleeping accommodations are provided via 2 twin trifold floor mats, w/ extra linens/pillows. (floor mats are better suited for children) Twin rollaway beds can be rented if more substantial sleeping accommodations are desired instead of the mats. Contact our office in advance to make arrangements to ensure delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
 - Split level bayside patios:
    - Level 1: dining table w/ seating for 6; market umbrella; propane gas bbq grill
    - Level 2: cushioned outdoor seating 
 - The dock area is now available to booked guests where you will have the ability to launch any rented paddle boards or kayaks into the channel (Please note: The unit does not come with kayaks or paddleboards. These items would need to be brought by guest, or rented from businesses in the area). No boats are allowed. Guest must ensure the safety of all persons in their party when using the dock. 

ALSO INCLUDED:
 - Wifi; hair dryer; iron/ironing board; 4 beach chairs; propane gas bbq grill
 - ceiling fans throughout; heating; tower fans; laminate wood flooring w/ area rugs throughout 
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY: Shared coin-operated facilities are located in the garage. Bring your own laundry supplies and quarters.

PARKING: One space in shared double garage. Fits midsize vehicles. Garage dimensions 82"H x double wide. Neighborhood street parking can also be utilized (metered/non-metered and pay station).

LOCATION: Nearby beaches, parks, groceries, shops, eateries, theater and other conveniences - all within walking distance! Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away.

Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
