Step through the gate, to the lushly landscaped walkway that leads to our spacious upstairs oceanfront vacation home, and immediately you are on vacation – ready to relax, enjoy the sun and sites of this beautiful coastal town we call Newport Beach! Located above the boardwalk scene of surfers, sunbathers and visitors, is a Grand Oasis, with artistically detailed furnishings, and leisurely comfort throughout. Best of all, the spectacular view of the vast Pacific Ocean and Catalina Island, draws guests out to the welcoming front deck for barbecuing, outdoor dining, sunning, romantic sunset photos, or simply watching the world go by.

The main indoor sitting area offers an endless ocean view from its oversized windows, vaulted ceilings, and TV entertainment headquarters which then leads to the outside deck area. The adjacent gourmet kitchen is well-stocked with all the cookware and dinnerware for family meals or quick snacks between surf sessions out front.

Both bedrooms are furnished with a Queen bed and ductless air conditioning/heating for night-time sleeping comfort during any season of the year. Extra sleeping accommodations are supplied with two tri-fold twin-size mats with linens (best used for children) that are stored in a bedroom closet. Twin rollaway beds can be rented in lieu of the floor mats, when preferred for adult use - please make arrangements in advance.

All bed/bath/kitchen/beach linens are supplied as part of the cleaning/linen fee, and are attractively prepared and ready to use upon your arrival.

Guests may decide not to cook once they see all the eateries that are within a short walking distance:  fine 5-star dining at 21 Oceanfront;  casual, iconic, local favorites such as the Crab Cooker, Charlie’s Chili, The Blue Beet, Flyin’ Fish, to name a few; ice-cream/gelato joints, donuts, coffee; bars, entertainment and shops galore! With this home’s location on the world famous boardwalk near the Newport  Pier area, guests are also a short walk away to full access of Newport’s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing. Once your vehicle is parked in the shared garage, it can stay there - everything desired is just a walk away….especially the beach!

The rear 1 bedroom/1 bath luxury unit can also be booked simultaneously, when available, to create a total of 3 bedrooms, 3 baths, 2 kitchens, 2 living areas, and 2 laundry facilities - it's a great set-up for up to 10 max. guests! (See separate listing) Both units can be completely interconnected via an interior pass-through door, or can remain separate when the pass-through door remains locked. In addition, there is a separate rear stairway to access the rear unit. 

PARKING:  1-car parking in the shared front garage for standard size vehicles (no large SUV's) Garage dimensions 79" H x double wide.  Additional street parking can be found in the area: both metered and non-metered. Note: All Newport Beach parking meters are free after 6 p.m. until 8 a.m. daily.

Four beach chairs are provided; plus, take advantage of our competitively-priced bike and beach gear rentals, including free delivery in time for your arrival, and free pick-up upon your departure. Kid bikes, trailers & tag-alongs; body boards, surfboards and ice chests; rollaway twin beds, Pack n Play portacribs, high chairs, jogger strollers, wagons, and much, much more!  Call ahead for arrangements.

NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
