Newport Beach building code enforces the following work schedule on a construction site:
Weekdays:                                    7 a.m. to 6:30 p.m. (however, crews typically shut down at 3 p.m.)
Saturdays:                                     8 a.m. to 6:00 p.m.
Sundays and Federal Holidays:    Construction work is strictly prohibited

Now available any time of the year as an affordable and convenient vacation accommodation, our rear upstairs studio unit is furnished to host 1-4 overnight guests wishing to enjoy the best of Newport Beach's coastal activities....many of which are within easy walking distance: brand new Marina Park is just 1/2 block away: a local favorite, including a fantastic bayfront kids' playground, the Lighthouse Cafe, paddle board and sailboat rentals; the historical Newport Pier, restaurants and shops galore; and the beach! 

Everthing needed for sleeping, bathing, meal prep and sunny outdoor seating is provided:
- King bed
- Sofa seating
- Flat screen TV
- Tongue and groove wood ceiling; ceiling fan
- Step-in shower in the bathroom
- Fully-stocked cooking/dining gear and appliances in small galley kitchen 
- Barstool seating for 2 at the kitchen counter
- Two twin trifold floor mats w/ extra linens (best used for children) are provided 
   for the extra sleeping accommodations*
- Front deck with outdoor dining table, market umbrella and seating for 4; 
  propane gas bbq grill
- Rear balcony encourages cooling ocean breezes 

ALSO INCLUDED: wifi; heating; 2 beach chairs; hair dryer; iron/ironing board; tower fans

*Note: Twin rollaway beds can be rented for extra sleeping arrangements in lieu of the trifold mats, if preferred. Contact our office for more information.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

PARKING: 1 designated parking space in the shared double garage. Rear alley access.

LAUNDRY: Shared laundry facilities in garage; guests must provide supplies

LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

RECREATIONAL GEAR:  Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger stroller; twin rollaway beds, and much more. NOTE: The downstairs 3 bedroom/2 bath unit can also be booked simultaneously, when available, to accommodate a total of 12 max. guests on the entire property. (see separate listing or call our office for details)
