Situated just one block from the ever-popular 40th Street beach, our newly-updated downstairs vacation unit provides a great home base for families to enjoy the best coastal experience that Newport Beach can offer. Here's what you'll find:

LIVING ROOM:
 - Leather sofa and love seat
 - Cable TV
 - Fireplace (currently is not operational)
 - Sliding glass door to front patio
 - Open to kitchen

KITCHEN:
 - Center island with barstool seating for 6
 - Major and small appliances
 - Fully stocked with gear for meal prep and dining (dishes, glassware, flatware, cookware, bakeware, etc.)
 - Guests must provide food, drinks, spices, condiments, paper/plastic supplies

BEDROOMS:
Bedroom #1: Queen Bed; ceiling fan 
Bedroom #2: 2 Twin beds; ceiling fan; en suite bathroom

EXTRA SLEEPING ARRANGEMENTS:  2 twin trifold floor mats have been provided, along with extra linens/pillows. (These mats are better suited for children. Space is limited in the home. Sleeping mats can be used in the bedrooms or in the living room/ kitchen area). Twin rollaway beds can be rented if adult sleeping accommodations are desired. Make arrangements in advance with our office, so delivery can be scheduled for the day of arrival.

BATHROOMS:

En Suite Bathroom (Bedroom #2): Step-in shower

LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

 - Outdoor dining table w/ seating for 6
 - Provides both morning and afternoon sun

THIS UNIT IS EQUIPPED WITH CENTRAL AIR CONDITIONING!

ALSO INCLUDED:
 - Wifi; 4 beach chairs; hair dryer; ceiling fans; ironing board/iron; tower fans
 - Starter supplies: liquid hand/body soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel        roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

 LAUNDRY:
 - Laundry facilities located on-site
 - Guests must provide their own laundry supplies

PARKING:
 - 1 space for this unit in the shared double garage; fits most standard size vehicles
 - Garage is accessed via rear alley
 - General street parking can also be utilized throughout the neighborhood when available

ALSO: The upstairs 4 bedroom/3 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or contact our office.

RECREATIONAL GEAR: Additional beach, recreational, or baby gear is available for rent from the management at reasonable rates for our guests: bikes of all sizes, child seats, trailers, body boards, surfboards, large ice chests, beach umbrellas, wagons, corn hole; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
