Located 1/2 block from the sand and boardwalk, the upper 3 bedroom/2 bath unit of our vacation rental duplex is within reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder.....any time of the year!

A relaxing beach motif welcomes guests and offers an ocean view from the front patio. We've comfortably furnished and stocked the unit for wonderful year-round family getaways:

LIVING ROOM:

- Sliding glass door to front ocean view balcony
- (Fireplace is not in working order)

KITCHEN/DINING:

- Barstools for 6 at counter

Bedroom #1: Queen bed; cable TV

Master Bedroom: King bed; cable TV; en suite bathroom
EXTRA SLEEPING: Additional sleeping accommodations are provided via 2 twin trifold floor mats, along with extra linens/pillows. (these mats are better suited for children) Twin rollaway beds can be rented in lieu of floor mats, if desired. Make arrangements in advance, to enable delivery in time for arrival.

Hallway Bathroom: Tub/shower combo
Master Bathroom: Step-in shower

LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. IN ADDITION, THERE IS NO CENTRAL HEATING: SPACE HEATERS PER ROOM HAVE BEEN PROVIDED.

PARKING: 1 space provided in shared double garage; suitable for most vehicles (some SUV's). Available general neighborhood parking can also be utilized (metered and unmetered).

LAUNDRY: Shared free facilities located in garage. Guests must provide their own supplies.

ALSO: The downstairs 2 bedroom/1 bath unit can also be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

OFF-SEASON OPTIONS: During the Winter Off-Season, this unit can be rented as a 3, 2, or 1 bedroom unit. Rates vary based on the configuration. (June thru Sept., Spring Break, and Holidays excluded) Restrictions apply.

RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much  more! NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
